Once my brain understood that the facade shown in the West Elevation had a curve that was peeling away from my view, and the facade of the East has four blocks of floors that angle towards my eye (as seen by the shadows drawn), I was like

The more I look at this zoomed in, the wilder it gets.

It's a "twin" of Northshore in the fact that it's stair-stepped.

I'm finally grasping this.

In that turquoise west elevation, you can see the steps between the fins/blades/sails that are sharply jutting out to the south. Those are where the windows will be for each block of floors.

The fins that stick out southward are only on the western side of the building, and they taper back to the windows on the eastern side. Those tapers could be straight, or they could be scalloped. A scalloped/curved taper would look incredible. I think they're probably straight, though. It'll still look great.

Depending on how far out those things stick, they could even double as balconies/decks.

I'm really interested to see how that crown looks with only the western side being screened.

Also, anyone notice on that west elevation on the bottom left corner of the building where the glass changes shades? What's going on there? Got to be a reason the clear glass angles up at that point, but I can't figure it out.

Was thinking about this on my way in to work today . . . 185 and the Republic will be striking together. Suddenly that area is looking a lot more futuristic than what's on the ground there now.

Yesssss! They'll both be 'kissing' from the south view. Wow. Western end already feels so so so much more dense than it did just 4 years ago, but I cannot imagine once those two are done.

In that view alone you could also add the Parsley Energy building, Block 71, The Avenue, the Molar (405 Colorado) and 6 X Guad.

This next building cycle is going to be off the chain.

I was just thinking how appropriate this building is in design. The sail over the River. Lake Travis is known for some of the best lake sailing in the country to which this song was inspired from.

It's fabulous how this arc of towers that will be bookended by this building and 100 Congress are beginning to enclose an urban "room" of sorts that surrounds City Hall and the Silicon Labs, opens to the Lake, and embraces the viewer from the South 1st Bridge. It's going to be a showstopper.

It's an office tower. According to the elevations:

Levels 1-9 - parking
Levels 10-33 - office
Levels 34 and 35 penthouse
Level 36 is the mechanical penthouse and main roof


I'm sort of wondering if this thing will have an observation deck. It's showing two levels of "penthouse" on the 34th and 35th floors. Even if those levels were conference levels they'd likely still be classified as office floors. What other use would they have? I'm wondering if there are some restaurant and observation uses.

I’m hoping you are right about the penthouse levels. A 34th floor upscale restaurant and an observation deck open to the public on floor 35 would be really nice.

I wish the Austonian observation deck was open to the public, the views from there must be really nice!

Executive floors, executive dining and meeting space almost certainly. The top few floors in every full company building I've ever worked in have been this way.

I also doubt Google (or whoever it is) is overly interested in their lobby becoming a tourist attraction.

Seems to be all office. At 730,000 sqft this will be Austin's new largest. Frost at 525,000 sqft currently holds the title.
