It is however this is a great example of how using other warm tone darker colours actually makes the standard seafoam glass look good!

Colour schemes are often terrible in Vancouver. Often seafoam is used along with other light grey, beige, taupe, aluminum etc. and it becomes a serious clash attack.

I feel like many designers and developers in Vancouver employ colour blind people, or people who just have a phobia of standing out.

I actually wonder whether this intersection will seem dark because this building is quite bulky and is also dark in colour.

It'll be interesting to see how it all looks in the end.

I already knew it was going to be a massive building, but standing at the N.E. corner of Kingsway and Broadway on Saturday, you get a better appreciation of just how massive this building is. The podium is massive. The tower is massive. Shadowing could have been greatly reduced if all that density (FSR 5.55) came in the form of a much taller tower and shorter podium.

Although I'm not a big fan of the wood pattern on the panels, I am loving the warm tones used. The tower does have a nice retro west coast modern vibe to it. Especially when seen in person.

A lot to love here, and a good bit to hate.

On the pro side, I feel the colors, patterns and architecture generally fit in well with the neighborhood feel. I like the density, I like the height. The angles are different, its a neat looking building.

The unforgivable sin for me is the podium and set back. Its not like this is the only high-rise in Vancouver, but its the only that makes me feel unwelcome on the sidewalk.

The looming presence of the imposing podium is overwhelming and completely ruins the street level experience for me.

Hopefully I'm the only one - considering Main street is key for walkability.

Is Buy Low Foods moving into the retail space?

I am liking how this one is coming together. I am glad it has the reddish-brown panels, they fit the neighbourhood. Decent glass as well. Overall, much different than a bland OV or Yaletown condo which makes it more suited for the 'hood.

There's still quite large retail spaces at ground level, maybe they can do a 2 level store. I am hoping once this is complete some of the stores in Kingsgate move over such as Shoppers, BC Liquor store etc. spurring redevelopment of Kingsgate sooner than later.

Buy Low is not a huge store. Somebody look into this. I think buy low is moving in. I'm hoping this will trigger some movement on the Kingsgate property.
