I'm terrible at using this site's search engine (I assume this can technically be "downtown") but 1818 Alberni's presentation centre is getting ready for demolition and is the current site of the development itself.

The presentation centre I feel closed months ago so I assume they have enough sales to start demo and maybe geotechnical work. I assume excavation to follow shortly this summer (before the rain).

They're trimming the trees this week in prep for the demo it seems.

Holy cow I had no idea the BP was issued in 2019. Aldo forgot this had social housing built into it!

Will be interested to see their traffic management plan and traffic control on Denman.

They're keeping the Denman trees so maybe they'll use Alberni or the lane?

Only three levels of parking and small floorplates so at least it won't take that long to complete. 2026 completion? They said 60% of the units are sold last month.

Nice thank you so much! I was trying to search earlier landscape plans. Saved me an hour of searching.

The new boulevard on Alberni will be so nice and a setback on Denman will be well deserved. It's so narrow and a real car sewer (pardon my English).

That'll change the view for a lot of the south-facing Kengo Kuma residents. The article mentions that GWL are wanting to include a grocery store. It's only a block from Wholefoods, and two from Safeway, so that's a bit surprising. Unless Wholefoods would be interested in moving; the site area is around 32,000, and I think the existing Wholefoods is maybe 14,000 sq ft? Obviously there will be residential entrances and lobbies, but they could probably still have a slightly bigger (and newer) store.

They had two condo projects in the West End, (this was one of them,) and three projects in the Cambie Corridor, one of them rental. They also had one on Marine Drive in North Vancouver that was completed, X61.

260 x 120 is huge, but tower spacing looks tricky but do-able, depending on the tower setback off Robson. Landmark for instance as quite the front street setback but is allowed to build pretty much right up to the rear PL for one of the towers.

I can't imagine they will move kids mid-school year, but we'll see.

That's 5.5 years from funding to opening if it holds. COVID's in there too, but that makes Olympic Village school by 2029 a bit optimistic.

Oops that was Spring 2025.

They originally mentioned construction starting in November 2021 and completing in June 2024.

Spring break would be the best opportunity to make the move if they were to do so. Doubt it'll be over a weekend, it'll take at least a full day or two for teachers to pack and unpack the classrooms and some might prefer that to happen in March versus taking time out of their summer.

It was a bit more complex at Coal Harbour, as they had to get the housing funding lined up as well, and there was organised opposition to the project.
