Funny I drove by that last week and was thinking how nothing seemed to have been done for a very long time.

It’s taken over 5 long years, but today Vancouver’s first moderate income rental building has fully finished construction. While we couldn’t find a recent photo of The Stainsbury, this one from Carscadden Architecture paints a good picture of it.

Finished but no occupancy permit yet I guess? Interesting. The application to approval timeline is awful though.

Nope, it seems that an occupancy permit is usually granted before construction is officially wrapped up. In this case the OP was issued on May 17, 2024.

They own the land so I guess if they got insurance money they will sit on it until the valuation increases for redevelopment or selling the property.

CoV is planning on building non-market housing at 1736-1768 E Hastings. It sounds like construction won’t start for at least 5 years.

The source for those who are curious

Quote:
The Site is situated at 1736, 1738, 1756, 1762 & 1768 East Hastings Street in the Grandview-Woodland neighbourhood and will be a future consolidation of five rectangular shaped adjacent lots totaling approximately 2,494 square meters (approx. 26,840 square feet). The subject properties are currently improved with five one- to two-storey mixed use commercial/industrial buildings, two of which have sustained recent fire damage and are planned for imminent demolition. These two parcels will be improved by the City and will temporarily serve to address another civic use until late 2027/early 2028 during which time the Selected Proponent will be actively rezoning and designing the Project. The remaining three parcels are each improved with a building and are leased short-term. The leases will continue until such time as the properties are rezoned/consolidated.

note 1762 is part if this land assembly, but the Addressed Locations did not work under this application for some reason...

The Hive is expected to reach completion later in 2025, at which point ICBC will take possession of the building. However, the actual use of the office space by its staff is not expected to begin until early 2027, as it will take some time to configure and furnish the interior to the Crown corporation’s workplace specifications.
I suppose there might be a chance this might have something to do with the North Shore Skytrain plans, but I'm reaching here.

I doubt it, all signs (however week they currently are) seem to point to the line going along 3rd.

Interesting....

Building's getting old at this point - nearly 45 years. Maybe the province is going to announce that they're going to seek out mixed-use project proposals from architectural/consulting firms. I can see that happening where that's all that's tabled, and then when the time comes to actually get the ball rolling on development applications, there's conveniently a transit hub (skytrain, greater connectivity to the Lonsdale Bus Exchange/Seabus, etc.) thrown into the mix.

Or perhaps I'm just being ridiculous and it's going to be a rather staid announcement of how they intend to use up existing office space until the building is really on its last legs.

Me too, but the economics might make sense for the site to be used, considering it's already publicly owned land.

From an older article:

https://www.nsnews.com/local-news/ic...-years-5859630

Quote:
Bowinn Ma, MLA for North Vancouver-Lonsdale, said when she first heard about the announcement this week, “I have to admit my reaction was of surprise and worry.”

In particular, Ma said she was concerned about what the exodus of workers would mean for local businesses.

But given the fact most of those people are often working from home anyway, Ma said she’s now looking at the change as an “exciting opportunity” for revitalization of a key area.

She added with discussion of both more rapid transit for the North Shore in the future, and the need for housing, the land could play a key part in those discussions.

“We've been talking a lot about transit-oriented development,” she said, adding the government recently passed legislation that allows the Ministry of Transportation and Infrastructure to purchase and hold land for purposes other than direct transportation.

“So building housing and building complete communities, there are lots of opportunities there.”

Ma added personally she would like to see the land stay public rather than being sold off to private development interests.

Their development options will be limited if they plan on keeping the bus exchange open and there's a railroad track under there too.
