So, if this recent flurry of sales of surface parking lots in the core is simply related to internal reorganization within the Heritage Group, then it would appear there is likely nothing going on here of any interest.

I guess this is an example that the presence of smoke doesn't always indicate a fire...……..

There were a lot of transactions that day in multiple locations downtown. Was every one of them Heritage Group I wonder?

That is such good info!! Thank you! Do you know about the other purchases. There was one on Fleet Street that I didn’t mention and the 2 behind spin it records. Also the lots on Robinson south of their existing parking lot.

I agree MonctonRad this may not be anything big, however we now know the amount of property heritage owns in downtown as well. They could be a player when it comes to the redevelopment of the area. Especially if they if they are working in collaboration with Ashford and the City of Moncton.

Another new midrise apartment building proposed for the downtown west end:

Another Spitfire design, but I kinda like this one. It has good massing and the absence of a front driveway is interesting. The lighting design at nighttime is a plus. With the existing apartment buildings already located on this block, this area of downtown is going to start feeling very urban.

Few years back the average height of what was built was 3-4 stories, now looks like the average is 6 stories. Keep going Moncton! Would be nice to see something between 12-15 stories in the near future!

All of the Aug. 28 transactions I looked at were Heritage-related - from Fleet to Robinson, over to Steadman and Godfrey/Andrew Lane.

Indeed. I've made the same observation myself regarding the average height of new projects.

I would also like to see some 12-15 storey towers in the downtown, but if it were up to me, I would prefer to see them built closer to the central core, especially south of Main Street, in order to replace the surface parking down there (and to soften the phallic brutalism of the Assumption Place tower).

The downtown west end near the Avenir Centre I sort of envisage as gradually densifying in the manner that currently seems to be happening, with mid rise apartment buildings in the six storey range.

Shane, do you have any idea why Heritage are doing all these land transactions? Could they have development plans, or is it just internal shuffling things around on paper. Thanks.

I don't. I only looked into the transactions after noticing during a regular check of the SNB site how many key parcels had seemingly changed hands.

Weldon Street is going to look very different when this building & the one at 66 Weldon are completed. Each are 6 floors, replacing older houses and vacant land. 142 more units, both just a short walk to the downtown center. This one is interesting in that they've purchased the lot on Cameron Street to use as their entrance to the property, with the building nicely filling the lot along Weldon Street.

With the amount of build up happening in the western area of downtown, it would be nice to see Gordon Street have an actual full intersection with Vaughan Harvey Blvd. I’ve even thought having roundabouts at this intersection, St. George & Millennium/John would be a nice way to help traffic flow through the city a bit better.

Site prep work for the new Codiac RCMP HQ on Albert St. is complete. Construction starts next spring.



Although "on the other side of the tracks", this building should be quite visible from the Sobeys parking lot downtown, and also from Vaughan Harvey Blvd southbound. I t will add to the "finished" appearances of the downtown west end, especially as the Junction Urban Village continues to build out.

I took this photo last evening as I was on the way to a restaurant with one of my sons. I thought the visual layering was interesting, and it shows the transformation occurring in the downtown east end.

Good added density but a boring design and poor land use. Still placing suburban builds in areas that should be purely for urban builds.

To note, Councillor Greg Turner said the design and funding have yet to be approved as per social media.

I noticed yesterday that they had made a cutting in the embankment along the east side of Vaughan Harvey Blvd, next to the new site of the Codiac RCMP station. Presumably this cutting is for the planned exit/emergency escape route which will connect to the parking lot at the back of the station.


You can see the escape route here, on this site plan, just above the red dotted line on the left side of the image
