They really need to update the CHRS. So much has changed sine 1995.

agreed. that said, i dont think theres any chance this building would ever get elevated to Red status, and im not sure what else can be done to further protect Orange buildings

i think the biggest impact of a new CHRS would be a lot more mid-century/pomo stuff beginning to get captured

Yeah I don't think an update would have saved this specific building either, but I believe there are plenty of properties in some areas that could be bumped from orange to red based on solely on the deluge of demolitions destroying other examples.

I agree that mid-century and pomo definitely got the short end of the stick during the last survey, and it should be rectified as soon as possible.

A 50% reduction from the usual parking requirement is as-of-right in TOD areas.

A larger reduction requires a zoning change (which triggers the ARO affordable requirements) or a special use permit which comes with its own hoops.

Not sure if anyone has caught this yet, but it appears site prep has begun at 401 W Chicago Ave and 757 N Hudson. I saw 2 backhoes at each site yesterday removing the existing parking lot at 401 and Site Prep at 757.

That's great. Surprised part of it didn't start earlier since they had new construction permits for both buildings issued back in July and August. Maybe they are waiting for everything to be cleared so they can do both at the same time..

Just glad to see folks using it! As always let me know if anybody notices any projects that could use updating (besides 1000M, Lincoln Yards, and the Casino Sites since they're already on my to-do list).
