SF is really upping its density. All of these new projects are really going to add the ever growing pop. density and expanding skyline.

So, quick little recap - we are about to lose the following cranes in the next 1-3 months due to progress/substantial completion:

1) NEMA North Tower

2) AVA 55 Ninth

3) 680 Folsom

4) 5th and Folsom development

5) Linea/1988 Market St

6) Foundry III


We just lost the cranes for:

1) 144 New Montgomery

2) A couple Van Ness/Upper Market developments


We should be gaining cranes for:

1) 45 Lansing - they have made real progress in that hole, this should now be in official construction board rather than proposal

2) 201 Folsom/Lumina - they will have to dig a massive hole which will take a long time, but maybe they'll put up a crane or two in the meantime. this should now also be in official construction board rather than proposal due to financing and official ground breaking - the sponsors are Tishman Speyer and China Venke with MassMutual/Cornerstone financing so this is happening

3) SFMOMA expansion - not sure there will be much of a hole, so crane could go up soon

4) 350 Mission - they almost put a crane up a few months back and I reported that I had seen the base - it's not up still, but hole is getting deeper and this will go vertical within 1-2 months

5) 8 Octavia - this will certainly have a crane, right?

6) Market Center Place - Carlyle's big retail development on Market near the new Hilton going up at 942 Mission

There is also a yellow crane up in Dogpatch at 2121 Third Street (between 18th and 19th), which consists of a lot that also includes a former fueling station fronting Illinois Street. The project will have six stories and 106 units.

Looks like there will be a crane coming to 1450 Franklin Street, where demolition is about to start. The project will have 13 stories and 69 condos over parking and ground floor retail.

And on top of it all (since I'm on a socketsite tear), here's how the recently-passed Plan Bay Area intends to house 2 million new residents and 1 million new jobs within the Bay Area's existing footprint:

That's a hell of a lot of new housing construction for San Francisco's small and built-out footprint--we'll almost certainly exceed a million residents if the plan comes to fruition.

i live near to the franklin street project and, in general, i find it surprising that zone between jackson/post and franklin/larkin - basically middle polk - isn't totally on fire. it's like loaded with walkable amenities, super centralized and close to big jobs areas, with great transit that's only set to get better, a nice demographic, etc. if there were a great park (lafayette is just a "good" one and too goddamned steep), i'd probably rate it sf's best pure active urban living hood.

also, missed this in the biztimes:

On July 11 the partners — San Francisco-based DM Development and New York-based DDG Partners — won unanimous approval for 450 Hayes St., a 41-unit project that is being designed by Glenn Rescalvo’s group at Handel Architects.
Meanwhile, DM and DDG have poured the foundation for 8 Octavia St., a 47-unit development designed by Stanley Saitowitz. The project is perched above the Market Street entrance to the new Octavia Street Boulevard. A third development, the 34-unit 400 Grove St. — designed by Fougeron Architecture —is set to break ground in August or September.

Crescent Heights Development - 10th & Market Streets

Herewith is a link for a look at the mini plaza that will be built at 10th & Market Streets. It appears that the artist has dropped the pile of what looked like burnt telephone poles pictured in the original application to the city. I love granite so if the space looks as nice as the artist's picture at this link I will be very pleased. The web page says aspen will be planted, an odd choice but I guess they will grow at this elevation and climate. Wind should be a consideration. It will be interesting to see what happens with the wind in the neighborhood, particularly in the winter. I've seen window blown out at the corner of 10th & Market in the Merchandise Mart (now Market Square). Eventually the owner got smart and replaced the large plate glass windows with smaller panes.

Speaking of art, the Fox Plaza had a lovely fountain in the business lobby by the artist Ruth Asawa. It was maligned for over 30 years by many and was removed about 2 years ago. What was put in it's place is a sad excuse for a fountain.

The windows are being installed very rapidly now at the level of the 24 floor of the Essex Fox Plaza. The highest tower is looking better with the bands of black panels to break-up the mass of the structure. By the time I get back from France the windows should be completely installed.

I was walking by the New Mission Theater and the hole that will be built out as condos. Was wondering what the construction directly across Mission Street is... Any hints?

According to the sources below, Cine Latino (across the street) is becoming a gym and bookstore/restaurant.

100 Van Ness - Taking off the old skin

My inside source on the project says that it will probably take 2 years to complete the project. I think the take-down is going slower than anticipated.

Why not a giant ferris wheel in S.F.?

You may know the feeling. Say you’re in a distant city, as I just was in Portland, and you’re riding incredibly clean buses that are always on time and the drivers are super helpful, as they were in Portland, and you say to yourself, “Why can’t we have this in the Bay Area?”

But the biggest ‘why not’ of this Northwest vacation took place on my next stop, Seattle, where I visited the waterfront and rode the Great Wheel, a 175-ft. high Ferris wheel that was celebrating its first anniversary.

Over the years, I’d heard about the great success of the London Eye — which is an astounding 443-ft high — but seeing firsthand how locals and tourists flock to a state of the art Ferris wheel in an urban location was an eye-opener.

Of course there would be minor problems to a Ferris wheel in S.F., namely the waterfront neighbors who never in 100 years would want some massive spinning thing that lights up at night to ruin their pristine bay views. But, as we said, imagining it is part that’s the no-brainer.

I'm so tired of major cities thinking about building ferris wheels (Las Vegas, New York, London, Singapore). Sorry to say, but they're pretty ugly and ruin skylines. Every time I see one in a skyline I can't help but think of an amusement park.

The NYC one I could understand because of the views given that location, but SF, while scenic, a ferris wheel would look tacky. Certain places can pull it off, SF I think shouldn't have one for aesthetics.

Put the ferris wheel in Oakland or Silicon Valley, where there's more unused space and where they could use some tourist attractions

New rendering for 325 Fremont?

Crescent Heights bought the site last year, which was already entitled for 59 units and 200 feet. Instead of building as entitled, Crescent Heights has been working on redesigning and entitling it up to the full 250' height limit and 119 units.

John King's blog has this rendering from Handel Architects that I haven't seen anywhere else before:
