1977 - Beautiful renderings. Let's hope that the buildings look like the artist's picture. 201 Folsom is quite dramatic! Thanks for the updates.

There is some strong opposition to the 1481 Post St. development. Cathedral Hill will have quite a profile if built.

Wow, lot's of great updates. Thanks everyone. The Post tower has been on an interesting story arc, design-wise. I'd say it went from being a 10, to being a 3, now back up to a 7 (if that glass ends up as light and airy as it looks there). It would be even better if they used a bolder color for those tan parts.

On 201 Folsom, I'm most impressed with the midrise and the effect it will have on the street wall along Folsom. It's going to look great.

The 194-unit Vara at 15th and Mission opened for business yesterday with the first residents moving in. Avant Housing sold the project to Dallas-based Behringer Harvard yesterday too.

Apparently it's going to use 1600 15th Street as its address instead of 1880 Mission. Here are some photos I found on Flickr from two weeks ago. I think this turned out better than the renderings:

^1600 15th Street is a huge structure, in the shape of a capital "E". Its skin varies greatly from one part to another. Whereas the facade at the corner of Mission and 15th looks pretty good, all things considered, the facade facing Julian is all stucco and has already been tagged in parts.

201 Folsom looks great--I love the massing and the skin looks like it will be pretty slick.

Cathedral Hill--I expect a big fight (and a big downsizing, if it survives).

201 Folsom looks awesome! I agree with PG re the midrise. Creates a nice contrast to the smoothness of the towers. Excellent design.

Vara IMO isn't too bad. I like the different facades - certainly could be worse and not everything can be world-class (although I'm not too worried about that in SF)

The Post St tower is okay, and I always thought that part of the city could use a few more highrises. Wasn't there a proposal recently for somewhere around there but it died from (neighborhood) opposition? Or is that this tower reincarnated?

It is funny that you say that, because I definitely agree but didn't think about it more deeply until now. The view from the street is far more awesome than the aerial view (which conveniently crops out the infinity towers). Looking up at this tower is more interesting than looking down at it. This tower complex is also going to have a great overlook over the new park being built at the temporary Transbay site that hasn't been brought up I don't think.

To Jerry...I think NeMa on market st will look better once the public art is up and the lobby is open. Also there is retail opening on Market that will (hopefully) make the street level look more interesting. Nothing is going to make that black facade any friendlier, though. SSPers can pm me to visit the interior/roofs of nema after oct.

fimiak - I think the "public" art will probably be put onto the concrete wall between the two buildings (I suspect it will be colored tiles), which would mean very few people will see it from the street as it will start at about 10 stories, which is hardly "public" art. See the picture below. From what I can see at street level on Market Street the windows are installed and there is no room for public art at street level. I did notice tonight that the leasing office is open on 10th Street.

edward - I have lived at the Fox Plaza for 42 years, so I was excited to see a highrise going up and was excited by the artist's picture. So you can imagine how bitterly disappointed I am to see what is being presented on the corner in reality. Your description "cardboard" is great.

just a reminder that there are two components to the public art - one high up and one on the corner.

edit: you know, I thought that the high-up 'weave' pattern was going to be made more noticeable somehow, but comparing the rendering at socketsite with Jerry's photo, it might just be done already.

I found this great photo on Flickr of the view from Twin Peaks, with plenty of construction projects visible (click to enlarge):

not the best pics, but Brannan St Wharf is open. finishing touches were still pending on some things as of this evening. nice to have that section of the Embarcadero opened up. there's not much to it - lawn, walkway, seating, one panel of historical displays, and a tide monitor 'exhibit' - but simple is good in this case, IMO.

I ended up going by NEMA four times this weekend, twice with an older friend who has lived in her apartment on Nob Hill for as long as you've lived in yours at Fox Plaza Jerry. I still really like the project and think it adds boldness and excitement to the area, especially when viewed in totality or from the corner across from Tenth and Market. The black matte finish paired with shiny glass looks really cool to me.

My friend, who is no fan of SF's developments in general, also likes NEMA for the reasons that I do. At the same time, we can rarely pass Fox Plaza when she doesn't villify if, sincerely wishing to see its demise because she hates it that much. This only goes to prove once again that beauty and excitement in design is definitely in the eyes of the beholder. I hope it somehow grows on you as it's completed since you will be beholding it so much!

TOTALLY agree, View Guy, I think NEMA looks real sharp! I think you hit it right on the head about the contrast between the matte finish and shiny glass. When I look at that building I'm reminded of the classic 80s movie "This is Spinal Tap" when the group is surprised to see that their new album cover is all black and Nigel Tufnel says: "It's like, you ask yourself 'how much more black could this be' and the answer is...none, none more black". However in this case I think it's effective!

I also have to agree with your friend about Fox Plaza, easily in the top three of most hideous buildings in SF IMO, especially for a structure that can be so prominent from certain viewpoints (such as Mid-Market and the view from Twin Peaks, which you obviously know well!).

What a shame, the previous design was the most anticipated 'scraper I had for all of SF, even more than TBT. Same this is not going up:

Yeah that was a nice design, and you can thank the NIMBYs for killing it. Just like they'll probably kill the new one. NIMBYs are a bitch.

timbad - thanks for pointing to the Socket Site link that shows the public art. I had not seen this proposal before. I think what you see is what will be. I can't imagine the artist altering the design as proposed originally. As to the plaza art - I will wait and see. The artist's drawing is not detailed enough for me to comment on. Here is a link to the artist's web page: http://www.tdelaney.com/Commissions/In-Progress/02-10th-Market/

It looks like the crane for 8 Octavia is starting to go up. Very much looking forward to that project.
