Hale building taken yesterday, fire balconies have been removed and a zoning notice for the roof deck is up....

9 Presidential Blvd - Bala Cynwyd

More for the City Avenue area. Definitely another step in the right direction in creating a midrise/highrise urban strip between Philadelphia and Montgomery County. 5 story 180,000 sq ft new office building will replace a two story outdated office building with more urban street frontage and retail.

Good to see that dead zone being filled up with new structures. That area can accommodate a LOT more people without being close to overcrowded.

Silly Inga. Garagefront rowhomes (airlites?) are a not uncommon feature of Roxborough. Complaining about parking rings hollow to me for this reason.

That said, my opinion on parking remains -- if the developer wishes to provide it, let him. But if he does not, then let him not. Parking is a salable amenity. It should not be a requirement.

I like the developer's quote in there. He says that he is happy with the new overlay since he felt as if he HAD TO include parking since his competitors included it. It creates a feed forward mechanism with parking, which really is an amenity. I know that parking garages are bad for the city, but if I could have one, it would make my life a lot easier. This article argues that, at least some developers include parking because they feel like they have to in order to be competitive in the market.
