It's a multiphase project; this is only the first phase.

I like it also, and apparently there should be 3 phases? It's all a matter of money, can't build things without money and I'm glad they're getting started on something that is 'good', with the chance of 'great' still possible down the road.

When the idea of building in phases first surfaced, they were going to build just one of the L shapes then build the second overlapping L down the line. This round pod cannot possibly be incorporated into any part of the original design.

It's tacky to get a city excited about a project just to pull a switch-a-roo right before breaking ground.

Unless people are parked illegally in the Plaza garage for events or GT games, I have NEVER had trouble finding a convenient spot for a quick trip to Publix or other places in the retail section. I've only been in the residential section once and didn't pay attention. Plaza does indeed take a lot of walk-up traffic and that Publix is not one of the major performers in the chain as a result (it's small and its largest customer base is GT students, many of whom walk).

I have noticed that Viewpoint's garage seems very empty (and they have 2 units left so for all intents that building is now full). 1280 West is half empty all the time (I know because I have lived here for 3 years). Mayfair is usually very empty (I know because I am moving there in 1 month and am there frequently). Metropolis retail parking is usually 70-90% full, but I have never truly had difficulty finding a spot to visit someone in the building for short periods of time (usually I walk). 1010 retail is only full Thurs-Sat night. 1075 retail parking is never full because I don't think people even know it exists.

And then I reiterate renters are less likely to have or even need a car as condo owners. You rent close to work, you're renting for a reason, you're most likely younger, - basically you're less apt to have a car.
I was one of the original residents of Plaza Midtown. I lived there from 2006 - 2011. So as you would say, I know because I lived there for more than 5 and a half years. I used to post pictures from my master bedroom of Aqua when it was being built. I did love the views from my two bedroom corner unit. As far as parking, it used to be some trouble parking for the Publix, but they started booting/towing the residents cars for not parking in the residential area of the parking garage. Also, Plaza Midtown, like other high rise condos, are full of renters. There are plenty of people who live in Midtown and work outside the perimeter. These are people that simply like living in the city. Because of the economy, everyone knows that there has been a rise in demand for renting, and that has nothing to do with age.

Novare is truly a master at regurgitating the same design...

...and in several different cities. I don't really mind tho - it's a new highrise.

I was disappointed in the scaled-back design, but I think it's great that they have kept this project alive. Many slam Atlanta for being tacky & doing/building things without substance, but this project has true authenticity - the King papers are an international asset, his legacy is well renowned and of course he's actually from here (!) The message(s) and ideals behind the Center are meaningful and international. So I'll take a scaled-back version of this cultural & historical resource for our city. I think the program is world class. (perhaps the possible expansion(s) could be additional 'pods' (?); I also like the soft, curved lines of the re-design; perhaps they relate better to the walkways, the landscape, and the curved 'lines' in the aquarium and Coke buildings)

It's also difficult to have an opinion of the design with just this one rendering. It's too small and the angle is tough for really understanding it.

I will wait for some ground-level images before voicing an opinion....although the scaled back program (42,000 sf) is kind of disappointing.

One of my biggest issues is that the design was scaled back primarily so that the center can open debt-free. Who cares? Is this the Nation Frugality Center? No. Is it a shrine to TLC's Extreme Couponing? No.

In 50 years no one's going to look at that building and say "Wow. They opened debt-free."

If I'm understanding correctly their financing fell short and a compromise had to be made... either the building had to be scaled back or they had to open with debt. In my opinion they choose poorly.

That SkyHouse rendering must be robbed from something else Novare did or had planned. The "lot" that the building is on is perfectly flat--looks like downtown Tampa to me.

Not only that, the angle is completely wrong. I noticed that too.

The Center for Civil and Human Rights has to start construction this month or it loses a large chunk of its funding. But I'm wondering how this redesign works. It's a pretty drastic change from the original design, so shouldn't this have to go through approval by both the NPU and the Development Review Committee? I don't think they're allowed to drastically change the design at the last minute without public input. Did the new design already undergo this process, and it just wasn't picked up by media or blogs? If so, why haven't we seen more renderings?

Yo Folks... Just went to Denver, and I posted some pics from my travels. Since I'm an Atlanta forumer, I thought it would be interesting for Atlanta folks to take a peek at what I saw while in Denver.

They are doing a killer job of new urban housing in Denver...I might even say they are smoking us, but I won't....because Atlanta rules. Over all others.
