When you say "was", can you give more detail (did you live there)? Unless people are parked illegally in the Plaza garage for events or GT games, I have NEVER had trouble finding a convenient spot for a quick trip to Publix or other places in the retail section. I've only been in the residential section once and didn't pay attention. Plaza does indeed take a lot of walk-up traffic and that Publix is not one of the major performers in the chain as a result (it's small and its largest customer base is GT students, many of whom walk).
I have noticed that Viewpoint's garage seems very empty (and they have 2 units left so for all intents that building is now full). 1280 West is half empty all the time (I know because I have lived here for 3 years). Mayfair is usually very empty (I know because I am moving there in 1 month and am there frequently). Metropolis retail parking is usually 70-90% full, but I have never truly had difficulty finding a spot to visit someone in the building for short periods of time (usually I walk). 1010 retail is only full Thurs-Sat night. 1075 retail parking is never full because I don't think people even know it exists.
And then I reiterate renters are less likely to have or even need a car as condo owners. You rent close to work, you're renting for a reason, you're most likely younger, - basically you're less apt to have a car.
