The previous version of this was due to have a retail banking branch in it, but I'm not sure we have any idea how much retail space (or what type of retail) this latest iteration will have. Hopefully it's more than one retail space and none of it is a bank branch. With regard to people density in this area of downtown, you will definitely get your wish in a few years. Because there is going to be a LOT more foot traffic here in the not too distant future.

The four new buildings in this immediate vicinity (321 West, 6XG, 415 Colorado, and the Hanover) will all have apartments that will be mostly full. I'm not exactly sure how many total units (and bedrooms) will be in them, but I'm guessing it will total somewhere around 1400-1500 units (maybe more?). That should easily bring more than 2000 residents to four almost contiguous blocks. That type of big city density is rather remarkable for Austin. There will be a ton of new residents on these sidewalks.

Also, don't forget about the additional office space that will bring pedestrians. Three of these four buildings (6XG in particular) will have office space too. All in all, the activity on these four blocks is going to see a major spike.

Fingers crossed that the Post office site will realize all the residents, office workers, transit lines, etc and decide to do something big when it comes to retail. HEB, multiple restaurants, cafes, a museum or something would be amazing for such a prime location. Even a Nordstrom or a Macy's. Just please please over 100,000 sq ft of some sort of public space.

One of the good things to come out of the pandemic has been the rethinking/reprioritizing of housing in the CBD. Even though it expresses itself in some whacked out building concepts, mixed used towers are pretty great for downtowns . . . and we're guaranteeing people will be on the street at all hours now, rather than just alternating between tourists and the 9-5 crowd (who are, of course, mostly WFH anyway).

Hard to criticize this design too much based off this graphic....but the ground level looks promising and the sky lobby/amenity level looks to have a nice 25-30 ft ceiling height. Seems like a nice enough design.....but what do I know... I like Fogo De Chao as well.

While I like that building in New York, I'm not a fan of the design for 321 West. It's just way too similar to what we already have. The Hanover towers, Colorado Tower, and 44 East. This would be fine in New York where it wouldn't stand out much, but it'll be huge here. I understand why the top looks the way it does. There's an amenity deck up there and an elevator penthouse to access it, but...meh. The parking levels are hideous, while the office levels don't bother me much. I don't mind the podium/amenity level either. I just wish there was some kind of interesting crown up there.

As for the rendering itself, I'm wondering if that's accurate, because that sure looks taller than 675 feet. 300 West Sixth is 336 feet tall.

Lol. I know, there should be a rule that you can't post different renders on certain threads....because that one is way way way better

I know we have a podium thread, but this is relevant to where we're at. The podium size is a big problem for me. I don't mind them, but when you clearly have just a handful of office stacked on top of 10+ levels of parking THEN residential, it just looks so tacky and off. It would be better if they could afford to bury 3-4 levels and do the rest above ground.
