Is this different from the owner that was proposing the mid rise buildings previously discussed? I'm confused on the timing here, if it was sold a few days after acquired from Prosper Portland.

I can’t read the sale article, but it’s says it was sold in a matter of days? And the 1st buyer had to prep the development plan only to sell the lot a few days later? Why would they even pay to propose any development if they intending to sell so quickly. Thats where I am confused.

I feel like it is done to show the value of the site or they started looking into it and found it would be better to just sell.

It looks like they're doing some rehab of the one usable building on this site and there's a "For Lease" sign out front.

Exactly, would it kill the city to have a new river-facing restaurant? The bridge over the tracks would be nice though.

Has Centennial Mills’ moment finally come?

A new public notice hints that developers are sketching out plans for three mid-rise, mixed-use buildings along the Willamette River, at the bereft site of a former grain mill that Portland city officials tried for decades to preserve as a local landmark.

Early plans headed before the Design Commission for a public hearing Sept. 18 call for 281 residences, four storefronts and 174 below-grade parking spots. The buildings would each rise five to six stories, according to the notice first reported by the Portland Business Journal.

The redevelopment also contemplates public connections from Northwest Naito Parkway to the Willamette via a “woonerf” – a Dutch concept for a shared street between pedestrians and slow-moving cars – and a public plaza that would, according to the notice, “accommodate a future bridge crossing Naito.”

A woonerf is a nice idea to import, but I'd be really reticent to make it meaningful accommodating of cars. Unless there are physical obstructions preventing travel >15-20mph, people will speed through as fast as they can.

Especially in a place with as crappy a driving culture as Portland--one not used to really considering those outside of a car--it seems very risky to mix car and non-car traffic.

We could have a whole thread about accommodations made to cars at everyone's expense. It is an ever present problem.

It'll be nice to have that connection to the park over the tracks. Would be even nicer (sorry, I'm a broken record) if they bothered to put some bar/cafe/restaurant along the water. Just don't understand why Naito is considered a better environment for retail.

I'm glad something will be built here, but it is pretty unimaginative. I always wanted to see something like the Harbour Steps in Seattle here. A big feature that steps down to the river.
