Just noticing the slight slanted roof line on the Thompson from atop my residential building!! Love it! I hope the slanted roof line will be lit up at night!! It will make a UNIQUE addition to the already UNIQUE SA skyline!!

DC Partners’ luxury hotel and condominium tower

Construction of The Arts Residences at the Thompson San Antonio hotel is expected to wrap up in the second quarter of 2020.

The $116 million project at 123 Lexington includes 59 luxury condominiums and 162 premium hotel rooms along with a restaurant, spa and other amenities. Eighty-five percent of the condos have been sold.

The high-rise, developed by DC Partners, received a $10 million incentive package from the city through the Center City Housing Incentive Policy, a program intended to spur downtown development. The initiative offers developers property tax rebates and construction loans, forgivable under certain conditions, to build housing downtown.

The package for DC Partners was the largest ever awarded under the policy before it was overhauled by City Council last year. Changes to the program are intended to expand the program’s reach beyond downtown and establish affordable housing requirements for developments that receive incentives.

They seem like prime locations for 20-story residentials to me (or taller). They're facing Travis Park which provides for unblocked views of downtown and has become a really nice city park with a lot of events. Put in a diner at street level and it's a perfect place to live downtown.

I thought the building was going to be yellow at first too, but it isn't. I'm not sure why they painted it yellow but i'm assuming it's some type of sealing membrane that they then covered over with some blue type of foam board or sheathing, then they covered it over with some stucco.They're just working their way up with the stucco right now.

The yellow is the air barrier system (appears to be fluid-applied) which is required by the energy code. In the past, people would use "waterproofing" or "tar paper", but these items have all been replaced with water-based liquid or (shudder) sheet air barriers.
