Nice fill for a parcel that's been a lot for as long as I can remember (I went to law school just down the street in the early Nineties, when it was used for maintenance/landscaping vehicles). Can't say that I like the facade, however. Sort of sticks out like a sore thumb in those surroundings.

Her discussion of the interior sounded appealing. She didn't change my mind on the exterior. I'm not crazy about the metal ribbing. I think it clashes with, rather than compliments, the surroundings (and it's not like this building is tremendous all on its own). Just call me Inga. We'll see how it looks in real life. Maybe it won't look as out of place since the ICA (which does not appear in the renderings) is across the corner. As an aside, what is Perelman's name not going on these days?

This is Perelman fils (A/K/A Ronald, also namesake of Penn's Perelman Quadrangle). The Penn medical school and Center for Advanced Medicine, Drexel's Perelman Plaza, Kimmel Center smaller concert hall, and Art Museum building are Perelman pere (A/K/A Raymond).

But you make a good point--that's a boatload of things named Perelman. Not that I'm complaining.

According to a new study by researchers at Apartment List more than half of the 43 million renter households nationwide are considered cost-burdened. In Philadelphia, 57.5 percent of renters are paying more than 30 percent of their income toward rent. In Pennsylvania overall, that number is nearly 51 percent.

Apartment List economists looked at rental trends since 2007, and those numbers in Philadelphia – like nearly every city on the list – peaked in 2010, with modest decreases since then. Researchers said the data indicates that renter incomes have failed to keep pace with rising rental costs, even when adjusted for inflation.

Developers seek community support for Delaware power station overhaul

The developers seem to have dropped earlier plans for traditional hotel uses at the site.

Volpe and Blatstein announced they had an agreement of sale on the 11-acre property in January. In August, the pair bought the site for $3 million.

The latest renderings also show surface parking for more than 400 cars on what is currently a dirt lot just north of the empty power station. Surface parking is a use that’s discouraged in the Central Delaware Master Plan, adopted by the City Planning Commission a few years ago and codified in the Central Delaware Zoning Overlay, which includes the PECO site.

“[Surface parking] is not something that we would promote,” said Matt Ruben, the chairman of CDAG. “But it’s proposed as an accessory use to the restoration and preservation of a massive structure that is one of the most important structures in Philadelphia, so we have to look at the parking in a larger context because it’s so significant.”

In November, Councilman Mark Squilla introduced a bill that would have exempted the property from another zoning overlay, the North Delaware Avenue Neighborhood Commercial Area, but that bill didn’t move forward. If Squilla still wants to change the zoning for the property, he’ll have to reintroduce a bill next year.

Ruben said that CDAG generally thinks the proposed use will be good for the site. The group is glad that the proposal would allow some public access to the site, namely through the restaurants, and Ruben said they would encourage the developers to make at least one of the restaurants casual and affordable to encourage trail users to patronize it. But he said the group is concerned about the potential legislative rezoning of the site.

“Any bill that would legalize this proposed use would have to punch a hole in the Central Delaware Overlay, and CDAG is of course bound to speak out against such a move as a matter of policy and principle,” Ruben said. “That’s not a statement against this project. It’s about process. It’s about how the Councilman views and approaches the overlay moving forward …”

101 N. Broad Street - Aloft Hotel redevelopment
Update from Naked Philly

Abandoned Independence Press Building Sells for $5M

Ridge Associates for $5 million last Wednesday as a "shovel-ready project" from Kislak Company, Inc. The 156,000-square-foot, nine-story building has long been approved for 92 loft-style luxury residential units, and according to a press release, the new owner will forge ahead with the residential project. Some of the units will feature private roof decks and the property will also include indoor parking. "The buyer was eager to acquire a historic building that was ready for immediate redevelopment in an up-and-coming neighborhood," said Anthony Palmetto of P.A. Ridge Associates in the release.

The Independence Press Building was built in 1917 and first served as headquarters for paper box production companies. It later became a printing operation in the 1970s. It last sold in 2014 at an auction for $3.1 million, well below its original asking price of $6.9 million.

As for the Broad and Callowhill project, it'll sure look great to have two tower cranes up on both sides of Broad right near the Convention Center during the DNC Convention though I suppose that would depend how much underground work these buildings need. Now about those poles...

They may be able to build these two with regular mobile cranes, just like the 1010 Chestnut project. But it will definitely be good to see those two surface lots disappear and gets some ground floor retail on Broad.

I doubt they'll use tower cranes here... the buildings are only 6 stories. Most likely just mobile cranes/boom cranes as 1487 stated.
