If the podium can be addressed in a way that doesn’t scream, “What eats souls and doesn’t smile?”, then it’s alright. Yowza that podium is bad. And huuuge. I’m all about getting people downtown so I hope it can be made to work. Still that podium. You can’t unsee it.

Have some very rough skyline massing in Google Earth including this new tower & 300 Main.
The massing for the tower isn't half bad, but the materials and the podium like others have said are just brutal.

I'm looking forward to seeing what will actually be presented to the public and whether there will be any differences.

Well so much for a tall skinny tower on St Regis lot ! Lol that’s a Klunker , but if podium was fixed it does have some redeeming qualities ! Can we please have nice materials on tower especially if it’s going to be a new tallest possibly ?

Holy Moley that’s a big building. That must be like 500 units. Looking at the up ramp I’m going to guess that podium is a giant parkade. Would need a lot of parking for a building that size. I’d be ok if only one of those half buildings got built. At that size it’s not exactly a background building. Is it Affinity Architecture?

I’m not sure what to say. That’s easily $100mil plus.

Woah that is ugly. I assume this is pre value engineering... I don't want to think of what the final version will look like. Maybe we'll finally get the Winnipeg version of 33 Thomas Street but with hardi board instead of concrete.

I'm actually not really sure what to say....

I'm a huge proponent of letting business and developers do their thing for the most part, and I hate when I hear of all the barriers they face to get big projects built but...

Hopefully someone from the City steps in and demands some refinements here. I'm not talking much, just a complete redesign from the main floor to the roof. How about doing the rendering with some context as well. It looks like it is designed to go next to Assiniboine Park, not downtown.

Are we sure this isn't the first iteration of the project out on south Pembina Hwy? Used so they can get the height the are currently approved for by being nice guys and cutting this monstrosity in half.

From my understanding, the UDAC has not reviewed it at this point. If they were to give it a thumbs up, I think I would lose all faith in the purpose of it.

Haha ya.. So this would need to go public for variances. I assume the huge walls to the property line will not fly. I can go check the requirements at some point. But much like the recent building in the exchange, they'll need setbacks of some kind over a certain height.

It also looks very suburban with the grass and trees.

In general the concept is great. Big building, etc. Maybe there's a CRU in there. It almost seems like someone somewhere said "hey let's do a big building in Winnipeg. Needs 500 units to be viable. Make it happen." And really didn't care what it looks like. Just make money.

To be fair, I don't thinks there's has even been an official announcement that this develop is going forward, let alone renderings put forward by the developer, has there? Like Biff mentioned, this drawing doesn't have any downtown context. If this is "the plan", however, I would hope there would be some street-level enhancements to improve the attractiveness.

That being said, if it becomes an "either/or" situation....have this building or have nothing, I would rather have this building. The extra residents in the area may encourage more development along Graham.

Yes, yes, I know I know...."there should be an option three, height AND beauty" I should be young, rich and good looking, but there you go...

The renderings look so similar that it doesn't seem outside the realm of possibility. Looking at the rendering, I was thinking that a tower like this would fit in fine along south Pembina. But that said, I would still prefer to have that critical mass of people downtown.

Well considering the designing architect's office is in Fort Garry Place, I guess we shouldn't be surprised. Who wouldn't want 10 more Fort Garry Places dominating our skyline? While most cities aspire to have skylines that look like New York or Hong Kong, it seems like Winnipeg is hoping to be the next Norilsk, Russia.
