Forum request: can all of you dudes that have Denver in your user name, can you please create an avatar for yourselves? I can't tell DenverPoke from DownhomeDenver, Denver, and Denver Dweller. You're all basically the same person to me and it's really hard to keep track.

“June was a record-setting month,” said Anthony Rael, chairman of the DMAR Market Trends Committee.

It actually looks like when Marijuana was legalized in 2012/13ish the curve of listings started just slightly flattening out. Good thing we ruined the market slightly by legalizing it or there would have been no listings even faster and even WORSE housing price increases.

Denver hosts the DNC with Obama in front of thousands of people at Mile High Stadium, and millions more on national television. Suddenly thousands of rich liberal yuppies "discover" Denver and flood the market driving up housing prices! Nobody knew that Colorado was cool before then. Just look at all the liberal bumper stickers that have popped up on the road since 2008. The anecdotal evidence speaks volumes. Isn't it crystal clear that is by far the primary driving factor? It probably even caused pot to be legalized!

Oh... plus the nation's largest recession in generations ended, and hundreds of thousands of homes were reabsorbed by the market without sufficient inventory being added on the back end of the trend. I'm sure that had nothing to do with it.

This just shows from the Great Recession to date. I'd be curious as to what this graph looked like 1995-2007 (or even 2000-07). What is "normalcy" for Denver between houses on market and those bought in a given month?
