What's the status of the half-burned house at the corner of Wardlaw and Scott, next to the E-Mart? It was a restaurant some time ago? How is it zoned?

The property (363 Wardlaw) was sold in August.

The convenience store just got bulldozed this week. They're trying to sell the convenience store land for $800k.

https://www.realtor.ca/real-estate/2...treet-winnipeg

I'm guessing they're hoping the purchaser of the Wardlaw property will want to buy it, combine the parcels, and build something more substantial on the corner.

I could be wrong, but I think that the developer is trying sell the completed convenience store building for $800,000, not just the land.

I think they've demoed the burnt building but haven't even prepped the site.

I'm guessing they're fishing to see if the corner lot owner wants to buy this adjoining parcel before they start construction on the convenience store?

I'm confused about where this proposal is in the City's application process.

As I understand, the redesigned larger version of this proposal needed an amendment to the original zoning amendment agreement and it was rejected by Community Committee in February.

However it has now appeared on the City's variance/CU website indicating that it needs just variances to proceed (which the City can, and did, approve internally) but someone has appealed the administration's approval of the variances? Appeal hearing later this month.

Did the layout change a third time...or is this the applicant appealing the Community Committee's rejection?

That small apartment block on the corner of River and Wellington has been torn down. I wonder if the two vacant houses next to it on River are next to go.

The vacant lot at 160 Mayfair Ave (where Regina House used to be before it burned down) has been listed for $650,000.

https://www.realtor.ca/real-estate/2...venue-winnipeg

The property assessment says the lot is 6875 sq ft.

https://assessment.winnipeg.ca/asmtp...ltySearch=true

Hopefully someone buys it and puts in a good-size building.

Are the adjacent lots on Mayfair there still owned by the province? Used to be Manitoba Housing.

That whole area really needs to be filled in.

Definitely. If they are owned by the province, Housing (or whoever) should be embarrassed for letting them sit vacant like that.

Manitoba Housing has been replacing their old stock housing projects. It seems to take some time. Hopefully this location is set for a more urban larger scale development. Ie: Something like/larger than what they're building on Watt St. Would be sad if they were replaced with some side by sides. Ie: What they're building/plan to build on with Habitat for Humanity on Panet.

Manitoba Housing attempted to redevelop this in 2018. if any one has Merx access it would be interesting to see what the RFP says. https://www.merx.com/mbgov/manitobah...NUE/0000096336

I also recall them having some public consultation a few years after this. But it has been very quite for some time.

The new building on Watt St at Chalmers is not Manitoba Housing. Manitoba Housing demolished one row housing unit there and transferred the land to an indigenous group (Wahbung Abinoonjiiag Inc.) for a transitional housing project that will ensure 24 families impacted by homelessness and family violence have a culturally safe and family-centred place to call home.

The other row housing units there on the block of land are still Manitoba Housing.

^Oh well that's much better. I love it actually. haha. The window arches connecting across the exterior facade is a cool look. I thought it was just going to be awkward punch-outs for windows scattered randomly about. Thanks wpg_guy
