screw development!!!! we're talking about cucumbers lol! ...

anyways, I haven't posted this before, but it is something I walk past everyday. South Temple and 3rd East there is a historic apartment building that is/has been rennovated. Is this "the manor" luxury condos we heard about like last year? ...

Agreed -all about development, and I do realize I am usually way out of line on here, but its a great way to vent. The profanity is to get a rise. Nobody should take this to seriously.....

SILVER FOX CONDOMINIUMS will consist of two, 6-story residential buildings. There will be 70 total condominium residences built directly in the heart of Salt Lake Valley at 3035 South State Street. Phase I will consist of 35 units along with 4 retail units on the ground floor. Phase II will consist of an additional 35 residential units.

It is anticipated that construction is due to start February of 2008 with units ready to move into the middle part of 2008. A sales office will be available on sight in October of 2007. Please come by for more information.

Wow--I like the look, size, and location of those Silver Fox condos...although it does sound like a retirement community for hot senior citizens...

SLC Rocks:

Your point about sustainable development is fundamental. While you may not want to run for political office at this point in your life, your grasp of the economics of develop is spot on.

Possibly why so many of us reacted emotionally to the proposed Proscenium development, somewhere underneath in our psyches, we realized the obvious--a project of that size in that area is not sustainable. The same is probably true of the proposed Gehry tower in Lehi.

What made me realize this was a quick look on the Boise thread to read about the ill-fated Boise Place tower, which is now nothing more than some concrete beginnings with rebar randomly poking out at awkward angles.

Even if the Proscenium and Gehry projects were built, there are not enough reasons to believe they are sustainable. Are there really 500 buyers of expensive condoms out there to buy homes who biggest attribute is a view of I-15 on one side and Target on the other. I don't think so. Are there enough business travelers out there who really want to be stranded on Traverse Ridge to keep nightly occupancy of a high-rise hotel at 60% or higher. No, although the Micron/Intel plant some miles east will blossom for some time because its function is to produce our almost insatiable need for flash drives. That plant alone is not enough to sustain a hotel of that size.

The point is neither of these projects is sustainable, which offends our sensibilities even if we cannot put that into words. At best, they will blow away into memories, like the plan for the original tower on Social Hall Avenue. At worst, hopeful investors will pour money into them that at some point will be lost, and we will be stuck with some eyesore that will remind all of us of what happens when egos run a muck.

I like it. It kinda looks like the Metro Condominiums in many ways. Looks like there is some kind of garden or sitting area or something on the roof. I bet that would be great on days when we actually have really good weather.

Im not sure how it seems like a retirement home for those many hot elderly singles out there

Thoughts on SLC v. Sandy

First off, those renderings of the Proscenium are really ugly. The towers, in particular, look like something out of a bad science fiction set design. More like Epcot and less like real architecture.

On the other hand, I have no problem with Sandy trying to shake itself off the "suburban" mantle. Salt Lake has operated too long under the assumption that developers will build here simply because it's the captial city. Clearly that's no longer the case - if it ever was. Provided their developers can follow through with financing, there's no reason Sandy shouldn't proceed with the Proscenium - ugly towers and all.

With regard to the theater, I firmly believe it will never be built in Sandy. Yes, they have a developer in hand. Yes, they have the land earmarked. Yes, they have conceptual plans in place. However - they have no theater operator, and they're not likely to get one signed until all potential options in Salt Lake City have been categorically ruled out. Sandy, whether it likes it or not, is still a suburb, and demographically speaking, is far from the best location for a cultural venue on this scale.

Provided Mayor Becker continues to push his agenda, I think theater operators, like Neiderlander, will table any notion of bidding on a "grand theater" in Sandy - not with a better opportunity on the horizon.

With that said, SLC can't drag it's feet on this. Within the next couple months (probably no later than July or August), Becker & Co. need to have some clear plans in place, e.g., where to build and how to pay for it.

Like Blanche Devereaux, for instance??

If I'm not mistaken, the site used to have an abandoned motel on it. I applaud all of South Salt Lake's recent strides in attracting development, but that area of State still has a long, long, long way to go. Hopefully these condos, and China Town, will attract a flurry of redevelopment.

If some of you haven't checked out the site for Silver Fox yet, Jedi is right about the project being geared toward seniors. I like the 'trade your house' option that they're offering to seniors on this development.

I was kind of wondering about Jmonkey's point regarding this area having a ways to go yet for rehabiltation. Usually, seniors are pretty skiddish about moving into an area before it is completely rehabbed.

When I first say the name "Silver Fox" my first thought was to Eddie Murphy's "The Distinguished Gentleman".

He uses the "Silver Fox" party to gain access to congress under the name alone. And of course, the Silver Fox party is almost completely grey haired individuals.

I do think that this project will be good for this area of South Salt Lake and I can't wait to see what comes up next for the South Salt Lake area

As I was asking the quesiton "Does anyone know what is currently on the site of the SilverFox condo's?" I decided to Google it instead. If anyone is interested, "[the] demolished property was a hospitality building with 18,000 SF of rentable building area..."

I've deleted some posts that were reported because of language and personal insults. Please keep the 4 letter words to a minimum. Casual swearing is one thing, but using it in heated arguments and with insults is different.

Californiacation

I just left my car hearing that song. Red Hot Chilli Peppers "californiacation." then I log on to read the forum after a few days and what do I find. That somewhere a long the way, we have added new members and someone somewhere offened someone. Ironic This thread has become the perfect example of growth and all the issues that come with it.

So, anyways. I had my interview today to work for a financial firm, Downtown . It is one of many to come. I did not realize how much rent had gone up. I purchased my home only 2 years ago and I remember one bed rooms were around $450 and now they are into the $600 to anything higher. If I get it, out of respect for my fellow long time forumers, I will vow to ride the trax to work.

I cant spell today. A note on the sandy project. I hope that they do build it. It is survival of the fitest. If salt lake is to truely survive and adapt to new situations and times, this would be a good time to show that it can take sandy on, and not stay with the status quo. Plus, I like the project design.
