Looks like this is moving forward.

All eyes on developer Stiteler and his downtown hotel
By Hillary Davis ITB Staff Writer

Scott Stiteler says all eyes will be on him with his latest development project.

...At about 150 rooms and seven stories, the AC Tucson will reflect the European boutique style of the AC Hotels brand, which Marriott acquired in 2010 and will soon reveal across the country, mostly in major urban centers like Manhattan, San Francisco, Chicago and Miami...

Stiteler said the hotel is now about two months in to its design phase. Project leaders have traveled to Spain, the birthplace of the AC brand. He expects to turn over dirt this summer, with the hotel completed about a year and a half later....

Good news. It had been awhile since we heard anything about this. One thing I hadn't read before is the part about demolishing the Bellovin & Karnas building.

Not to beat this topic like a dead horse...BUT...

This morning I noticed the sign that said, "Tucson Premium Outlets" had SIMON in smaller font under it. I researched SIMON and wouldn't you know...they operate/own/developed the Arizona Mills Mall and the Phoenix Premium Outlets. So my name connection was dead-on!

Too, KOLD news did a quick piece last night on this development and the one on Tangerine Road. It was so broad that they really didn't distinguish what's what from each individual site. The only clear remark was that they are in the permitting process...but again, vague on which property (or both) are in the permitting process.

I've been watching this crazy concept since it was announced - I didn't think it would ever happen, but it's at least broken ground. Very ambitious.

Glad it's moving forward. Makes me wonder why this extremely massive project gets built in Casa Grande. Maybe, another good excuse to build HSR between Tucson and Phoenix?

Sounds like retail is a very small part of what's going on there. (edit: so I think logistics weighs heavier into location) The end of the article mentions transportation.

If I-11 and the Punta Colonet Seaport are both build, Casa Grande would be a great transportation hub. The intersection of three interstates, one coast to coast another connecting Canada and Mexico, AND along a major transcontinental railway moving goods from two major seaports.

There is an entire thread in the forum on the Phoenixmart project.

I was at the groundbreaking - 500 people or more in attendance.

I spoke with the President of the project and he says he expects to be almost fully leased by opening hopefully by fall next year but my guess is more like early 2015. Its a HUGE project just to get the building done....and the 1st phase also includes some apartments and ancillary warehouses etc....

I'm guessing cheap land (and lots of it) is one reason it was built in Casa Grande.

The Junction rising in Iron Horse neighborhood

Work is well underway on The Junction at Iron Horse, a 232-bed student housing community slated to open in August at 504 E. Ninth St., just off Fourth Avenue and a few blocks from the University of Arizona campus.

Preleasing has begun out of an office across the street at 503 E. Ninth St., said Enrique Gonzalez, community manager of The Junction for the project’s owner, Chicago-based Royal Properties.

The developer plans to have the community’s clubhouse and a model housing unit completed by mid-January, Gonzalez said, adding that marketing recently included representatives who handed out fliers at a UA football game.

“Right now, our goal is just to get our name out there — we’re kind of tucked away in this neighborhood,” said Gonzalez, a UA alumnus who studied regional development and real estate.

The block-size complex will rise four stories, down from an originally planned five stories in response to concerns of the residents of the historic Iron Horse neighborhood.

“We’re really trying to integrate with the neighborhood,” Gonzalez said.

The developer has agreed to renovate the historic signage of the Empire food market and laundry and The Buffett bar next door to the south, and to build a basketball court near the Iron Horse community garden.

The local architect on the project is John Price of Gromatzky Dupree & Associates.

Again, there is an entire thread on this topic but cheap land was part of it - 585 acres all contiguous was another - the developers tout the location as discussed in this thread about being on the rail lines and intersecting freeways....

But the MAIN reason is because since CG is considered a distressed economic area the EB-5 visa program (which is being used for much of the financing on this project) allows for only a $500,000 investment instead of $1,000,000 in a place like Phoenix or Tucson. This offered a much wider investment pool to be tapped.

At the Tucson City Council's next meeting (Wednesday, November 13th), the council will decide whether to rezone a portion of the Dorado Country Club on Speedway near Wilmot. There is a proposed 4-story hotel (approx. 50-60 feet tall), as well as a 2-story office building (35 feet tall) and retail/restaurant pads envisioned for the property.

Turns out the only bid to build an open-wheeled racetrack at the county fairgrounds was the guy who proposed it.

Arizona Daily Star - Fairgrounds Racetrack

The Tucson based engineer has designed more than a dozen of them so it seems to be genuine.

But the plan is for an F2 track, which (I had to Wikipedia this) is a minor league for F1 racing.

I'm all for the county making money off underutilized land, but I don't see how an occasional race and a driving school will generate profit after the $137k rent and a $15M debt.

My concern is that F1 racing is barely on the radar for American motor sport fans. Plus F2 is only F1's minor league. It seems equivalent to a stadium purpose built for Polo, only on 425 acres.

I'm not into high-performance cars but even I know of the Bondurant School between Phoenix and Casa Grande. How much demand is there from Tucsonans who want to learn high end driving skills but are unwilling to drive an hour on the interstate?

Good article. What opponents don't mention when they bring forth their "cost" argument(s) is the cost of NOT building an enhanced transit system.

Look at the costs of NIMBYism, anti-business/growth/progression in this region...this article profiles one of many negative results that continues to plague and label metro Tucson.

Speaking of the streetcar, I just got home from class at the U of A. I was walking down 2nd street on campus when here comes the streetcar heading towards me, escorted in front and back by Tucson Police Department cars. Gotta say, it looked pretty nice and was incredibly quiet, except for a slight (very quiet) high-pitched noise that seemed to come and go (as in it wasn't constant). Thought it was pretty cool.

Thanks for that link. I'm waiting for that street car to turn into a light rail

The more I visit Saguaro Nat'l Park and Sabino Canyon, the more thirst I have for high rises. I just can't imagine these NIMBY's would want to destroy these





Fyi, for those who haven't been this close to a giant cactus ...

Should enhance that corner. Site is currently being rented to store materials for construction of Park Avenue Student Complex. Albert Elias presented that the project will begin early next year. Not a skyscraper, but at least denser infill.
