Re: the Central Market - I hope that does turn into a mixed-used development. That surface lot needs to go!

And I did not know that the Sam's Club fell through - at least for the time being. That's a huge win for the neighborhood. Hopefully that plot of land will be put to much better use.

Boutique hotelier Thompson Hotels has chosen The Drever project, former tallest building in Texas and west of the Mississippi, for its latest hotel.

Thompson Dallas will be the fourth Thompson hotel in the nation, following Chicago, Nashville, and Seattle.

The group also operates hotels in New York City, Mexico, and Toronto.

Via DBJ:

"Bringing a Thompson hotel to the mixed-use development is going to deliver a hospitality experience that will complement the standards of top notch service and amenities offered throughout The Drever," said Frank Marro, president of Drever Capital Management, in a statement.

The 216-room boutique hotel is slated to open in fall 2018. It will be called the Thompson Dallas hotel at The Drever.

Downtown Dallas Inc. President Kourtny Garrett said having a hotel located off the DART rail line that extends to Dallas/Fort Worth International Airport will be a coup for the city's central business district and the property.

The Thompson Dallas hotel, which will sit on floors 11-22, will also feature a 49th floor restaurant and a ninth floor amenity deck within the 50-story skyscraper.

A multi-level corporate office building is rising on the same block as The McKenzie.

Project Location

Via GFF:

Quote:
This company selected a half acre site adjacent to the Katy Trail near Highland Park to build a 15,000 SF headquarters office. GFF was charged with creating a design that would serve multiple generations, with humility and good stewardship. The resulting building is three stories with a limestone base which conceals secured ground level parking. A mostly glass box, protected from the sun by a steel brise-soliel, enjoys treetop views across the trail toward Highland Park. The vertical circulation core anchors the glass box to a taller stone clad element. The resulting composition is regionally and climatically appropriate, modern yet timeless. Construction began in September 2016.

Has anyone seen the renderings for 1401 Elm Street? I took a couple screenshots from the website.. http://www.5gstudio.com/index.php/1401-elm-a

Not sure how updated they are, but very interesting concept and website!

I didn't realize they were changing the façade of 1401 Elm.

I didnt realize they were planning on radically changing the facade either. The deign change is definitely ultra modern 21st century glass architecture, which is refreshing for the city. I personally would prefer to keep the original facade. But if this is the only way to save it, so be it.

Yeah, that's a pretty dramatic change...I wish they could figure out a way to incorporate more of the existing design. If it has to change though, I think this is pretty bad ass!

From Candysdirt.com:

Toll Brothers Returns to Oak Lawn Committee Bringing a High-Rise and Controversy(Link)
John Anderson
January 5, 2017

Quote:
About a year ago, this project, destined to be a high-rise, was knocked down by neighborhood pearl-clutching to a squatty, lump of a building. Well, destiny won. A 21-story high-rise is now penned for the site that will include 271 units whose average size will be 938 square feet (63 larger than required). It will contain a mix of one- and two-bedroom units with a smattering of penthouses and nine street-level townhomes. Nearly a third will be two-bedroom units. So far, there are four penthouses, but that may increase as the interior floor plates are fleshed out and if the market tells them the larger units would be leasable.

The 1401 Elm conceptual renderings were to created lure KPMG to the project.

I doubt the facade will undergo a drastic change, thankfully.

Next up for Plano's Legacy project? A 25-story apartment tower with pools, dog park, fire pits

Quote:
Developers have taken the wraps of designs for a new residential high-rise to be construction in Plano's booming Legacy development.
Quote:
The 25-story building will have 300 residential units and is starting construction this month.
Quote:
Architect GFF and Waldrop + Nichols Studio designed the building. The Office of James Burnett is doing the landscaping.
Andres Construction is the general contractor.
Quote:
The project will take more than a year to construct.
I could be wrong but with all the residential towers planned for Plano, will it have the tallest for a suburb in TX? I know The Woodlands has some tall ones but I believe they're mostly office.

^^^^ Wow that would be the first suburban project to truly catch me off guard! It's a parking podium tower, but it is nice to see this kind of density enter the suburbs.

Yeah, this is great for the area as a whole. It's setting a precedent (I hope) for future density in the area. It's a giant leap from the acres of garden-style apartment homes that are so common throughout DFW, so I'd call this a great step in the right direction. Seeing parking podiums in downtown areas (Dallas, Austin, Houston, etc.) is sad to me, but seeing them in the suburbs, I say, "Better than a massive surface parking lot."
