It looks to me like the upper portion has taken on more symmetrical proportions by stepping back from the west rather than from the south like the previous iteration, which was going to be wide from a N-S view but super skinny from the E-W. It also looks like we lost the rounded SW corner, which was a nice touch. The transition from office to residential looks interesting, but I'm not sure if that's good or bad. Better renders are needed.

Austin really is defining, and going to be defined by, this format of mixed-use stacks divided by open air amenity levels. Nearly everything in our pipeline is following this format.

The architects are under the "direction" of the developers. It's all based on what the developer wants to spend. Blame the developer on this one! But, remember to give developers credit on more appeasing towers too.

Yes. Value engineered down to the last detail. We're running out of prime blocks with all these unbelievably mediocre remote control buildings.

Agree. It could end up quite nice. Depends on how they wrap the podium. Kind of hard to tell from the renderings. And remember, we have a new thread for parking podium haters....

Idk. This is truly bad atm. The only way it could be improved would be large scale advertisements on the podium.

Why would they post images, Onsite, if they are not close to the final renderings? This image has not been posted before.

I am not a hater of parking podiums, they are a product of Americas' choice not to continue mass transit and focus on the personal automobile for transportation. Its the individual design misses that I find objectionable. Look at the building directionally across 6th and one sees a well integrated parking podium. Even 6 and Guadalupe on the 6th Street side is nice.

When a parking podium, like this one, is so different from the office/residential/hotel floors that it screams f. you to the city and the pedestrian, then I have a problem with the design!

As this and 6X will be in my neighborhood all I care about is retail. Give me more retail space. This is going to end up right next to our metro. It'd be perfect for retail. At least replace what was already there. A band and a restaurant. More density should always mean more amenities but it hasn't always been the case. IMO if you tear down a restaurant to build a condo building that will only be half filled are you really even making the area more dense. 100 people on average vs 50 people average throughout the day is not more density. Amli on second is my dream for all of dt. That's the way it should be.

Agree with all of this. Downtown desperately needs a lot more major retail. South Congress is quickly taking over all of that, which is what it is.

I used to live in AMLI on 2nd in the late 00's and that's indeed a great model for integrated retail.....not to mention the tasteful design. In fact, that may be my fav residential building. Go figure!

The more the day goes by, the more pissed I am about this tower. It's giant disjointed middle finger to downtown.

Based on some of the comments on Twitter and maybe on SSP, I don't think everyone realizes that the top half of the podium with the windows are the office levels.
