Secondhand info, so not sure how accurate, but according to the realtors on the project the new buildings have not sold well and the developer is looking at pausing after demo is complete.

That is a very common trend at the moment. There are several projects on hold or scaled back until the politics etc balance out again. The immigration into BC is so great that all these projects will go ahead. Look how unstable Hong Kong is. Its just a matter of the developers, lenders etc to take a smaller piece of the pie.

Not so common with something so prominent. In this case I think the owners got too greedy and decided to spend way too much on demolition. Well, that is provided the news is accurate.

well they haven't dug much of a hole yet so i don't see why not. probably could leave it as gravel even.

but it could be cheaper to just leave it a fenced off hole. look at how long that hole lasted on W Georgia where Trump tower now is.

There may be one level, but the first three or four floors of the building were the parkade. It might be why there were said to be structural issues that meant it couldn't be economically converted to meet seismic standards.

I don't think the City permit vacant sites to be converted to 'meanwhile' parking lots any more. They certainly refused one in Chinatown at Keefer a short while ago. At the moment they could make it a community park, but Council have requested a report back on closing that taxation loophole (which isn't straightforward as it's not within the City's control - it's a B C Assessment decision). Quite what developers who can't move ahead with projects are meant to do in the meantime isn't clear. Offer it to the City for temporary modular housing? Set up a container shopping mall and food truck pod? Suck up the tax hit and leave it vacant, like Little Mountain?

True it has not sold particularly well, but word is the developer is well financed and willing to proceed with only about half the project sold.

If I were a betting man I'd say this demo continues into its excavation somewhat seamlessly and construction goes ahead as planned.

I was told this is self financed by the developer and not subject to pre-sale restrictions on financing.

In theory by the time this is ready for occupancy the market could be on a another upswing.

Its a good 36 months out from occupancy - a lot can change.

what i heard is that the developer will build the new tower by their cash on hand, and then sell after completion.
