I'm no expert on housing rules and regulations, but zoning, location and market demand are key ingredients in this. Specifically with the 245 SW Salmon hotel, that site sits in the financial district across the street from the world trade center, MOH courthouse and various large office buildings. A hotel appears more appropriate for the site, and its important to know that this project design was approved 3 years ago, so this has been in the pipeline for quite a bit longer than many other proposed hotels.

That said, its pretty insane how many hotels have been recently built, UC or proposed...

Proposed: Portland Proper, Everett Hotel, Toyoko Inn (eek)

Don't forget the Ritz.

The Hyatt Unbound portion of this block is not currently under construction. The "U/C" in this thread is the office portion. In hind site, probably should have constructed two threads originally but at one point it was going to be one large project.

The number of new Portland hotels has indeed been dramatic. However, our market is a little different than other major cities. Outside the OCC Hyatt, I'm pretty sure no other hotel going up or recently opened has more than 300 rooms...well, Toyoko, but that project remains to be seen...Anyway, the Hyatt at 600 rooms is mid-sized in most markets. Add all our new rooms together and we're adding a similar number of overall rooms as other markets, perhaps a little less.

I'm surprised how much I've warmed up to this building. I've walked by this block nearly everyday on my way to work since it was occupied by the historic building it replaced. The interior light fixtures are fantastic. Looking forward to see the sidewalks opened soon!

From the pictures (thank you, Mark!) I really like this new building. It's an uncommon look for Portland.

I'm anxious for the associated hotel to break ground. Does anyone know when that will happend?

Agreed about the interior lights, I was leaning towards liking this building but those really sealed the deal The infill around here, including the Marriot next door has really enlivened this section of dt.

The permit for the hotel was pulled in September. There’s a lot of money in permit fees / SDCs due when the permit is issued, so an owner wouldn’t typically pull a permit unless they were certain a project was moving forward.

I dug back a bit, but any word on the tenet for this office building? It looks like all of the floors have been fitted out.
