Hopefully the huge piece of land in between Spectrum on Spring and this will start seeing some action soon.

Yep, Although the other side is pretty close too. Once the Toll Brothers kicks off and Opus starts on the vertical construction only the area next to the gas station will remain undeveloped

Aren't both sides of 8th and Peachtree Place are developed from the highway to Piedmont? Ditto for the north side of 6th / Biltmore / Abercrombie?

Does anybody know what happened to Novare? Did they just vacate the Atlanta market, or have their reign as an highrise apartment builder come to an end?

Hanover and Toll Brothers are doing a good job. Novare please keep silent.

I don't see any current Atlanta projects. Looks like they are building outside Atlanta now: https://www.promenadenewnan.com/#AboutUs

I did see where they opened the latest Skyhouse last year in suburban Dallas but they seem to be focusing mostly on midrise, suburban apartments at the moment.

Portman Launching a High-rise Residential division

https://www.bizjournals.com/atlanta/..._news_headline

Quote:
Atlanta real estate company Portman Holdings is launching a high-rise residential division whose first apartment tower could break ground within a year on a historic site in Midtown.

Harvey Wadsworth, a top development executive with Mill Creek Residential, one of the largest apartment developers in Atlanta, has joined Portman to lead the new venture.

Fundamentals in Midtown remain strong. In the third quarter of 2019, the latest data available, intown Atlanta saw 96% occupancy for all class A towers developed in the past 15 years, according to Haddow & Co.

Historically, leasing 15 to 20 units every month is considered a strong performance for a recently completed project. Intown has seen the average closer to 21 or even 22 units leased per month, Hall said.

Portman Holdings plans to start construction on the mixed-use development at the Spring Hill Mortuary site in 12 months, said Travis Garland, director of leasing with the company. It will preserve the historic funeral home.

Portman Residential, meanwhile, is eyeing two more developments in Atlanta. It will be active in about a dozen U.S. cities.

Is there any national builder/developer that is leaning into midrise/highrise prefabicated units, beyond the Novare copy/paste method, to achieve cost savings?

It seems that Prescient Systems is currently the cost-effective leader.

Mill Creek Residential Trust LLC, which has developed one of the city’s largest apartment portfolios over the past few years, is eyeing its latest project on 11.4 acres along University Avenue. The site is just east of Pryor Street and near the up-and-coming Peoplestown neighborhood.

Thanks! I see a couple of potential parcels east of Pryor Street. 99 University Ave is 11.44 acres but it wouldn't have direct Beltline access. 100 University Ave is on the south side of the street so it would have access. It is only 4.7 acres so if that's the site, it must be a combination of a few parcels.

In any case, exciting to see more density along the southern part of the Beltline.
