The challenge is ground floor residential in a spot like that would be a real tough sell. Having a space set aside for commercial is more realistic for that neighborhood even if demand is currently low.

Straining my eyes to count floors but seems like 22? maybe 23? Anyone else?? I will guess 74 - 81 metres tall= 245 - 266 feet?

I count 23 to the mechanical level. Assuming it is only 1 level. Maybe it's 2 in the tall part.

Is there not a tower that will be built just North of Lions Manor? The look and feel of Portage at Furby, Sherbrook and Maryland will greatly improve.

That was floating around on this forum somewhere...not sure what's become of that or how serious it ever was in the first place. Coupled with 634 would be a huge change for the area.

The proposal for 634 is certainly much larger than I was expecting, but looks fantastic. Fairly substantial podium section should help to link it to the street better than just a tower and having the podium as an afterthought. Mentioned by someone else but seems like some amount of covered parking in the south-west corner of the site.

Looking forward to seeing more information on this, hopefully some is made available during the virtual event.

Maybe you refer to the proposal for the 20ish storey apartment that was proposed for the lot between 290 Colony and the Downtown Commons, to replace the single storey CRU building? Someone posted about this a while back.

I don't believe so. I'm not sure if it ever actually was, other than a planning exercise for Lions Manor.

To the south? Portage Ave is to the north. Or is that across the street to the east. I'm having a hard time figuring directions in that render.

Edit: Oh this is across Portage haha There's 2 Lions buildings.
