I'm a fan of huge podiums on principle, but this one could end up looking a little bit odd since Townline's project next door and Capital across the street both have teeny one-storey podiums. Plus those units would be right next to the tracks and that's a brutal spot for Skytrain noise (it's right where the trains switch sides coming up from Lougheed). Stilll, the density is fantastic, and that's a lot of new rentals.

I'm not going to lie, I really do like the fact that Richmond has these shorter, stalky-er buildings instead of going miles high like the rest of Metro Vancouver. And this proposal is a really good one! I really hope that it doesn't completely cut off the Skytrain from extending though as that may be a short-sighted.

Agreed - the Airport has forced Richmond to grow at a very pleasing scale and height.

I love tall buildings, but agree that they do not belong on every street corner.

Residential project in Port Coquitlam in Fremont Village. This is likely the first six story wood frame building in the tri-cities area.

I'll ask the obvious. Wtf is with the drive through right beside this? If the are building a village I feel like it would make more sense to put all that retail in the bottom of the condos

I imagine why this happened is that there was originally supposed to be parking there, and then two residential towers. At some point, plans shifted several times, and they ended up putting in two six story wood frame buildings.



The A&W drivethru is right underneath the 'RE' in residential.

Morguard Investments, which manages the mall, has four applications on file for the property. One is for a development permit for the first phase of the project which proposes "approximately 11 towers." The highrises would be constructed on the northeast corner of the mall property's footprint along the west side of Pinetree Way. They would be between Atlantic and Northern avenues to the north and the former Sears building to the south, said Jeff Denney, the city's major project planner.

Morguard is also applying to change the official community plan to add more commercial and office space and a higher density to the project. Denney emphasized the process is in the very early stages.

Coquitlam Centre is close to three SkyTrain stations, which puts it in an even better situation than the massive development currently underway at Brentwood Town Centre in Burnaby and the ones in the works at Lougheed Town Centre in Burnaby and Oakridge Centre in Vancouver, all of which have rapid transit stations.


With a 57-acre footprint, the Coquitlam Centre project has a potential to be even bigger than the others. Brentwood will have 12 towers on a 28-acre site when it's completed, including one that was recently topped off in construction at 63 storeys. Lougheed is expected to have 23 towers on a 40-acre site. Oakridge's plans call for 10 towers on 28.5 acres.

On topic though, I'm really excited for these new towers. I live less than 10 minutes away. However, I can't see them going through without some kind of community benefit involved (i.e. donating space for a public park) given the recent emergence of an ugly NIMBY movement in North Coquitlam.

THE DETAILS

Here’s what the Fraser Health plan for Eagle Ridge Hospital envisions:

• For Lot A, potential redevelopment could include two highrise towers, with a south tower of 26 storeys and a north tower of 22 storeys.

• For Lot B, a mixture of six-and 12-storey buildings, with a three storey townhouse complex flanking the eastern edge of the priority, in keeping with the neighbouring property.

• Traffic concerns would be mitigated by a new traffic signal and a creek would be protected with 15-metre setbacks.

Coquitlam city council took its staff to task for making a recommendation that goes against a cap on tower heights in Austin Heights it approved just last summer.

But the twin tower project on Austin Avenue is going to public hearing anyway.
