More positive evidence. This separate parcel will likely be consolidated with the ICON property to create one single lot - obviously a no brainer. This plus the Monday meeting regarding the ICON project amendment tells me that they are busy working behind the scenes to get all their ducks in a row to have a clean start with construction.

Couple this with the underground infrastructure work that the city has done, and it looks like we'll see construction starting in the spring/summer. And, as MonctonRad points out, their site still shows the 30 floor tower.

All this being a sharp contrast to the St. Bernard's situation. I remember the city doing all that underground infrastructure work in 2021 to prepare for the project!

The city approved selling this to the developer a while back to allow the building to be constructed closer to the street. Vote was March 2024.

Survey Plan prepared by Warren E. Daigle and dated February 22, 2024; and
2. That Council designate the lands surplus for Economic Development purposes and waive the
requirement for public advertisement; and
3. That, subject to the stopping up and closing of Parcel 24-A (a portion of PID 70558457), Council
authorizes the City of Moncton to enter into an Agreement of Purchase and Sale with Harper Building Inc.
for the sale of Parcel 24-A to be annexed to and form a part of PID 70628888, on an as-is, where-is basis;
and
4. That the Mayor and City Clerk be authorized to execute all necessary documents to give effect to the sale
of Parcel 24-A (a portion of PID 70558457), and to affix the Corporate Seal of the City of Moncton thereto.

Changes to rear portion into a parking garage. 411 parking stalls (up from 258), 273 units (down from 288).

If you look carefully it says Townhouse perspective view, so sounds like there will still have some townhouses on the back end with the parking garage.

Makes sense. If this is going to be a relatively high end building many units will have two cars.

It was said at the meeting the rear portion was determined not to be feasible as a mixed-use. So it was revised into a single use instead, a parking garage. Hence the reduction of residential units from 288 to 273.

Ah okay, thanks for the clarification. I didn’t see the meeting, was just reading what I saw in the render. Either way it’s exciting, hopefully ASAP means begin digging this fall. Though if we have to, spring isn’t that far away.

My first thing coming to mind was "did they find something that is keeping them from going underground with the parking, and it will mostly be above ground" but I think the jump in spaces means just that - more spaces added vs spaces moved above ground.

It woudl be nice if part of this parking was open to the public as part of a gateway to downtown, but I don't think the numbers would support that...

I remember someone saying they heard a rumour that the steel beams were sliding down a slant in the bed rock but I’m not fully sure

There is a retail podium, so, perhaps there are plans to allow some on site parking for retail customers.

As much as we want to get away from it, Moncton is still very much a car-centric city. Good on them to understand that and not have the building starved for parking as I am sure that would be a hinderance to many renters.

Looking forward to seeing this one go up!

I can't wait for this one to get started, between this and everything going on in Lafford world & the new RCMP station we have seriously extended and widened our downtown core. This will also lessen the effect of assumption on the skyline.

It's interesting that even the back part will be 5-6 floors, or roughly the same height as the Chateau across the street, and taller than the Rodd as well. Really puts some perspective on how high the tower is.

I'm eager to see the tower crane for this one! At over 100m final height, I'm sure it will be anchored to the building and elevated as the building rises. Another interesting tidbit is if the crane will be externally attached or internal to the building structure.

With the amount of land they have and how much building they need to build I imagine the crane will be attached internally to the parking garage portion and attached to the main tower when it rises.
