LOL, yeah I think I'd want to "customize my living space" by knocking two units together, given how small the spaces look in the stock units.

Every time I look at floor plans I think that or taking out a bedroom of a 3 bed unit and/or just accept not having a dining area.

I saw the Cirque du Soleil trucks pulling out January 1. Holiday or not, they don’t waste any time!

Good use of a vacant lot, another good use for this empty site is a homeless camp

It'll be interesting to see how they setup access for the site. Maybe something off of Pacific with flaggers helping control cyclists/pedestrians?

I gotta remember to go a little more up the Seymour off ramp when looking at the Granville loops development to see this one too.

Doesn't this project have to get moving by the end of this year or they lose the site?

Or was that next year?

I seem to recall the purchase agreement for the city was to have the redevelopment started by 2024, and if they haven't already had any permits issues by the middle of the year (where we officially are), then I don't really seem them starting anytime soon and them headed toward losing this site.

It's this year but they don't automatically loose the site. If foundations aren't poured by November the city can buy back the site for $20M.

Well if permits haven't been issued by now, that's not going to happen.

Heck, if excavation isn't already ongoing as we speak there's practically zero percent chance you'll have foundation concrete poured by then.

The question is whether the city will buy it back (and if they should at all, versus wait it out and give an extension) and put it back on the market (...for a more fairer price, this time - for the taxpayers who are actually paying for it.)

I'm not sure what you're referring to in terms of the fairness of the price, and taxpayers paying. The price Pinnacle have agreed to pay is well over $100m. The $20m that they would get back, if the City chose to take the site back, is the base price. Think of it as a deposit. They will also get an air rights parcel of a podium, with 152 non-market housing units, paid for by the developer, and then given to the City. There's also a cash payment to fund other non-market housing nearby.

You're assuming the statement that permits haven't been issued is the fault of the City.

If the conditions on the Development Permit have been met, the City will issue a Building Permit and an excavation permit, if the developer has submitted them.

If the developer hasn't been able to obtain financing because they haven't pre-sold enough units, and don't have an alternate source of money, then they usually won't submit the applications for the necessary permits.

Would this be a bad thing? The city could take advantage of that opportunity to put the screws to Eby and Trudeau to put their money where their mouth is and pony up for the site to construct social housing. Also, property prices in Vancouver need a reset if anything remotely affordable is to be built. The prices are based on peak bubble 2015-17 and that market is gone.
