Love the idea of the podiums, that's a no brainer, but hate what they're showing in the renders. Wish they would replicate the old Kresge's building or at least an old look synonymous with Gore park.

Towers are fine, nothing special, but ok.

I have lived in condos in Toronto and as far up as 42nd floor with balcony and never had a problem .... the only problem for me is a clear glass on the balcony which ends up showing peoples clutter..... as long as tinted glass is used the outside of the building will maintain a sleek clean look

LIUNA's Joe Mancinelli on the development:

Quote:
The project spans from King Street East along Hughson North to King William, the length of the City block.

More specifically,

Approximately 500,000 square feet of residential space contained in two (2) - 30 storey towers; one tower on King William that will be a condo tower and the other on King Street that will be a rental tower;

Approximately 20,000 square feet of retail space on both King St and King William

529 units and 350 parking spaces;

The street elevation of the building is designed to reflect the look, feel and scale of the existing building along both King St and King William. The two towers will feature an contemporary architectural design which will set a new standard for downtown Hamilton

Total project value is in excess of $300 million

The project will bring hundreds, if not thousands of new residents on the streets of Hamilton.

Therefore, this is more than a construction/real estate project. It is a significant economic impact on the City of Hamilton.

The target group is as always a mix of investors, empty nesters and new home owners. The rental tower will accommodate those who prefer not owning as well as those who cannot afford the significant prices of housing in the Hamilton market.

The sales office should be opened as soon as the City of Hamilton gives us the green light to proceed.

LiUNA is proud of our involvement in the redevelopment of Hamilton. The list of projects is numerous and game-changing. However the importance of these projects for LiUNA’s pension plan are the significant financial returns, for LiUNA in Hamilton it is numerous jobs that are being created and for the City of Hamilton it is important renewal.

The architecture is avant-garde and something new and fresh for the Hamilton skyline. The streetscape will have a nostalgic feel and have a human scale and there will be two stories of retail space at both King and King William. The tall buildings will step back from the street. Therefore it is more about the people and the project’s effect on the future of the City, as opposed to the architecture.

Nice work on the images, people. Definitely a better look with the larger windows (despite the apparent zoning restriction... I wonder if the DRP would agree that a variance should be given)

it will be nice to have a farther setback of the building on that road as the old kresky's building made that street feel like a tunnel between it and the right house.

I doubt this will be started by the summer. Unless someone has other information.

Actually really digging the look of it in those renderings. Fits in well with the surrounding area.

I love the street level and the architectural design.
My only real complaint is that both are 30 stories....may end up feeling like a long slab wall. I much prefer to see building heights staggered. 40 floors and 25 for example.

But alas, that takes us back to the TV City discussion where somehow Hamilton has decided to be as un-ambitious as humanly possible and apparently we can't have buildings over 30 floors now. Get ready for a big long boring 30-storey wall as a skyline in a few years thx to our regressive city hall, and lack of leaders.

Cant tell by the renderings but street patios along the King William side of this project would be pretty awesome.

Not sure about the street-level design...

But Liuna has proven itself to be positive force in the downtown development game so I'm not worried.

I liked this much better. Angles and the 2 different heights, one being 40. Looks 2 boxy to me, and a definite step or 2 backwards.

Still nice to have this there though, just wish Hamilton could have some really cool designs.

I liked the scale of the towers better in that design being different heights, but the podium is WAY better in the new design.

Original plan there was 34 and 25 stories. City Hall asked them to lower it to 30, because as we all know, that 4 stories being trimmed off will save the planet.
Pretty bad when NIMBYism usually reserved for wacko neighbourhood associations is now in full effect at city hall.

The reason I heard the heights were levelled was to reduce shadows on John/Rebecca park. Oh wait, that park isn't even built yet.
