With this development, the industrial area is now divided north of the railway line. Is the City of Burnaby going to rezone the entire industrial area to residential/commercial in the future?

"divided north of the railway line" - do you mean divided east-west north of the railway tracks or do you mean divided "BY" the railway tracks north-south?

Page 4 of the open house boards show land use - with commercial uses around Brentwood Town Centre and westwards, and a "business centre" east of the Concord lands along the railway tracks.

The Brentwood Town Centre plan does not appear to cover the area south of the railway tracks.

Not to take away merit of the Burnaby mountain, Deer Lake and Burnaby, but a neighbourhood park serves to bring the community together. family can enjoy after dinner walk at the park, neighbors get together for ball games, even tai chi etc. Even sitting and watching children play at some open green space closer to home. This 26 acres park is dotted with at least 10 buildings of various heights, whereas Central Park has 222 acres of undisturbed green space. I am just thinking in 5 to 10 years Brentwood will be very different. Hope Burnaby city has more land decinated as parks than just 26 acres.

To add to officedweller, I made a quick road map to help describe how the Brentwood area will work in the future:



As mentioned, the industrial land will remain largely as is south of the railway, with Still Creek Drive acting as the "through-route" for related traffic. Eventually, you could be able to drive from Boundary to Sprott in one go (ie. without having to use your turn signal).

An overpass would be built from the foot of Holdom Ave, creating a seamless Holdom-Douglas route. When this happens, the level crossing of the tracks on Douglas road would be closed, fully "separating" the two areas.

Then for the north side of the railway, Henning-Dawson-Goring would become the local route connecting Boundary to Holdom (without having to make any turns). Same thing for 1st Ave-Douglas-Halifax north of Lougheed, but not as long.

I think it's a pretty good plan since it keeps industrial traffic out of the residential neighbourhoods, and makes it easier to get around north-south and east-west on all modes.

In case you couldn't tell, I traced Lougheed and Willingdon in red, and the major local (collector?) routes in yellow. I also marked vehicular overpasses (incl. peds/bikes) with a car, and pedestrian/bicycle-only overpasses with a bike. And the red diamond is the closure of Douglas across the tracks.

Finally, does anyone know if the Westminster connector is still planned? Based on Concord's open house boards, it looks like it's been nixed... Or maybe they will eliminate the northern overpass but keep everything else south of Still Creek Drive?

Oh, I meant divided east from west, on the north side of the railway line. I guess the area north of the railway line will eventually be rid of industrial buildings and replaced with towers. Hopefully there would be a decent wide street parallel to Lougheed hwy servicing the area.

The development is called Aldynne (on the Park?) It is on Patterson/Barker south of Kingsway and behind a couple of older Kingsway fronting towers so I wouldn't be concerned about Kingsway noise at all.

Appreciate that, Urbancanadian. Crystal!

The plan is better set up for a future regional centre, and the road system more analogous with the "grid system" found in most north american downtowns/CBDs. It would be hard to imagine that the load of future vehicular traffic would be carried solely by Lougheed Hwy as it currently is. This plan disperses traffic and serves the lots much better, as well as creating alternate routes for through traffic.

Apparently I'm bored today. I was digging through the last Burnaby Planning Dept Major Projects list. A few things for south Burnaby:

The area between Kingsway and the Skytrain around Nelson (just east of Metrotown) has another tower on Second Reading. The low rises there are slowly disappearing.

There's a lot of Rezoning Initiated and Second Reading for light industrial / warehouse buildings in Big Bend. Not surprisingly there's also a lot of Rezoning Initiated and Second Reading for four story buildings with ground floor retail in the Royal Oak area. There's a stretch of industrial along the Skytrain between Edmonds and Royal Oak that's slowly turning residential.

It's a little odd that the Southgate master plan is listed as Second Reading and yet they've got Rezoning Initiated on the first two towers (plus a low rise building with each).

The Value Village site at Edmonds and Kingsway has stalled. Ok so I know someone who works there and all she's hearing is they keep getting an extension on how long the store will be open (definitely until Nov. this year).

I had been making fun of the Zellers signs on the roof and noticed all the development that was missing! Not sure it was my request but it sure happened soon after.

Nice to see they actually respond. I've tried to get corrections done on Apple Maps and about 8 months later they're still not updated. And these are corrections much bigger than what you sent it. For example the map I tried to correct showed an area of about 3km2 as land adjacent to a downtown when it really was the ocean!

Seems that google updated a much larger area than just Metrotown. My area's pretty much up to date with the new low level road etc.

Does anybody know if there's a way to update the Google imagery? Mine is still missing Metrotower 3 for example, and Carvolth Exchange as well, though I've seen it on others' computers. Is there anything I can do?

Are you using XP by any chance? I know that to get the most recent imagery you need to have a computer that is enabled for Google Earth / 3d in browser.

Yea normal Google maps is old but when I use google earth it's updated seems as though it's from this past sept
