Tower isn't the most visibly appealing, but great none the less. Will only increase the amount of folks living downtown, which is always a good thing.

To me, it's just another concrete tower. Don't get me wrong, I'm glad it's being constructed but honestly they could have done better. And I personally think that the townhouse units don't match the tower property.

So am I.. with 25 floors of residential at this location you can't go wrong, not pretty per se, but a welcome addition to the Assiniboine area.

The renders never had the wow factor which is a bad sign since the renders usually try to push the sales.

I don't mind the building, many things can be better but any upfill is a good thing. And this does not have too many negatives

What do you want? Winnipeg is situated in one of the coldest spots on the planet.

Non-glass materials help keep the heat in. It's the same in Yokutsk, Russia where they get -50 C, and -30 is a HI temp.

If you want more glass, go and move to Vancouver.

This building looks quite substantial as you head up or down the Midtown Bridge. Not the prettiest tower out there, but it has a decent streetfront presence and the addition of more people to the area could give Broadway-Assiniboine a shot in the arm.

So what is the explanation for raising the effectiveness to R27? Just because? It's going to save everyone on energy costs apparently?

Apparently. But one needs a large horizon to recover these costs given you're required to invest upfront and that's the disconnect.

Having an insufficient reserve fund will reflect on the value of the condo unit, while having a healthy reserve fund in place will have the effect of raising the resale value of the unit.
