The proposed program for the site was very interesting, and did demand a tallish midrise building in order for it to be justified. I really like the GIV group, and their demonstrated ability to build attractive affordable housing in urban areas. Though, I'm still a little doubtful that financing will come through for this. This is their largest project so far, and I hope this does get built as shown.

It's a really pretty picture for sure but it's just an RFP. They tend to be really flowery. Especially stuff like this:

Quote:
The ground floor retail will be anchored by an international food hall and marketplace in partnership with the International Rescue Committee’s Spice Kitchen business incubator program.

The five-story building will consist of micro residential units above a parking podium and the “The Shop at Salt Lake City,” a 30,000-square foot co-working and business accelerator space. According to the mayor’s office, The Shop will offer amenities and programming aimed at stimulating entrepreneurship, small business development, and community engagement.
Unless the Spice Kitchen starts selling cocaine or are heavily subsidized I find this part highly unlikely. The co-working thing too. The best comp for this type of vertical mixed use here is the Mecham Sugarhouse deal. Those tenants are in the 45-50psf range including CAMS and some of the spaces (the Annex, which is now Black sheep) are showing distress. The economics of an artisan food hall are really tough. Small F&B businesses are highly rent sensitive and touchy. They would need to be in the low teens to pencil. This type of construction is really expensive and it (gf retail) needs to displace the lost profits of the residential that would have gone there. I still haven't seen this type of vertical mixed use work really well in this city. Would have loved to see a horizontal mixed use requirement. Maybe save the SL Roasters building along the way.

Certainly. Some of those abandoned homes are jaw dropping. So much character. It must have been crazy difficult for people to walk away from them.

Good luck on your trip. Pictures please

Very impressive assessment.

About a third of those surveyed said they had been in jail in the past six months. Half those surveyed said they were from out of state
Are they still being shipped here from other cities?

I say round them all up and find a way to get them out of that area ASAP.

When they arrest these homeless druggies. They should offer them the option to either go to jail or be on a bus to leave the state. Salt Lake even charter a bus like once every week or two that goes from here straight down to Los Angeles or something... somewhere with more moderate weather conditions.

Or if they’re caught with an out-of-state ID we can just send them back to where they came from... We can stop issuing state IDs the people who use the homeless shelter is an address... they need to have a real verifiable place of residence

Greedy? Didn't Salt Lake City have a bribery scandal involved in their Olympic bid? Talk about greedy...

Does anybody have any proof that other states are shipping homeless people here or is that conspiracy theory bullshit on the level of Republicans saying George Soros pays people to go to protests?

You want to know the real reason for the homelessness problem? How about we talk about the opioid epidemic and how good, solid health care problems that can prevent people from falling through the cracks have been systematically dismantled or prevented from ever being established in the first place? Or decades of overlooking corrupt pharmaceutical practices that has allowed people to become addicted to legal heroin, while keeping the considerably safer and more effective medical marijuana out of people's hands? Or has jacked up prescription drug prices so much that most people who truly need them can't really afford them? The eye-popping statistic in that article is that the United States is responsible for 80% of opioid consumption in the world. EIGHTY PERCENT!

Or how about the fact that decades of uncompetitive, free-market practices have driven down wages and prevented people with ANY kind of criminal record from getting even basic retail jobs?

Or how about how Utah turned down the Medicaid expansion offered under the ACA, leaving thousands of people on the bubble unable to afford health care and increasing costs for everybody else?

Or what about the fact that mental health services in this country have been gutted over decades of free-market health care, again primarily led by Nixon and Reagan-inspired health care policies?

The homelessness problem is a problem that's been building over decades and is reaching a boiling point now because of gross mismanagement and irresponsible, short-sighted financial decisions related to health care and wages that increasingly do not keep up with the cost of living.

The fact is is that we were actually doing a good job of tackling our homeless problem before the opioid epidemic. Sure, maybe some homeless people made their way here because they heard that we treat our homeless well, but homeless people having out-of-state IDs doesn't prove anything. I wonder if you polled 1,000 non-homeless people in downtown SLC, how many of them would be from out-of-state? Breaking news: It's the 21st century. People move around a lot. Shipping them out of the state would do jack fucking shit to solve anything.

I think there are actually a few situations that are being crossed. Yes, there are cities that have one way bus programs for their homeless. Oklahoma City, and Denver are two cities that come to mind. Salt Lake was even been accused of bussing people to Vegas at one point, although I think that was proven false. Salt Lake does also have a huge population of homeless people migrating here from out of state. Not all of them are physically being shipped here. Stretched homeless facilities in other cities have often recommend that homeless people move to Utah because of its generosity.... So we kind of got a reputation of being a good place for homeless people.

And yes paid protesting does take place. Not all protesting is fake and it doesn’t always come from George Sorose.... and im saying this as a non Republican. The Republican and Democrat parties are both tied for the #1 & #2 problems in this country. Fuck em both.

Do some research before spouting off drivel like that. 2030 is a very likely games for salt lake or the US. 2026 if Europe cities all drop out.

To be clear, Denver requires the homeless person to apply for the free bus ticket and prove that they have family members or a support network in place at the destination city willing to help them out; otherwise, the city won't give them the bus ticket.

See, this I can believe, and this is a lot different from saying that homeless people are being shipped here.

The problem is that the belief that other cities are just shipping their homeless people here is that it creates a perception that other cities are literally just rounding up their homeless and sending them here. It also is a convenient way to avoid responsibility and pretend like it's not our problem. It's a depressingly common mindset out here in Utah (I'm not sure if that's the case elsewhere, perhaps so) but it just makes me sad more than anything.

Paid protesting takes place, but I don't think it's very common at all whatsoever.

Anyway, I don't want to turn this too political, I'll just say that the Democrats and the Republicans both suck, but one of them sucks far more than the other....and I'll leave it at that.

Portland has a similar program to Denver; the homeless individual has to prove they have family in the destination city in order to get a free bus ticket.
The following is from the SLtrib article linked above:
"About a third of those surveyed said they had been in jail in the past six months. Half those surveyed said they were from out of state."
So yeah, lots are coming in from out of state, though that doesn't necessarily mean other cities are facilitating that migration. Though perhaps informally they are, or maybe word just spreads, like with the late show (or tonight show... one of those late night talk shows) picking up the story on the "Housing First" initiative a few years ago. I imagine word spread and a number of homeless folks managed to make it here in hopes that they could get into that program.

I've done my research thank you very much. No way the US will host back to back games. Very unlikely. Greedy LA who they feel they must ALWAYS have the spot light on them just killed our chances.

No you haven't, I've spoken directly to IOC people, they are looking for safe cities to do their games. Hence LA and Paris getting bids at the same time. Salt Lake is very much in play and if we really wanted it (but didn't push the issue) we would of gotten 2022 if we had put a bid in. That's direct from board members so quite embellishing hearsay. The only thing that would keep us from a bid is the USOC whom I have not spoken to.

Aren't we just going back to the 1980s when cities did this? Every city gave one-way bus tickets to homeless, who just cycled from city to city.

Guess that answers my question.

Such a weird thing to blame "greedy" LA. They should pass because it might hurt a winter olympics in SLC? Come on.
