I imagine that the glen iris buildings were designed to preserve the city views for their upper floor commercial tenants in the main building. Aren't they getting something like $20/sq ft for the commercial, but only $3/sq ft for residential? Perhaps I have my numbers off, but it would seem that a new construction commercial office building may not be able to get those numbers (e.g. PCM has lots of character because of the old building) so they don't want to do anything to devalue their existing commercial office space, which is the most expensive in ATL. I know hotels can get pretty high rates, so perhaps a hotel is the only thing worth blocking the view of the commercial properties. Perhaps someone in the real estate industry could elaborate.
