Has anyone heard anything about when owners will be moving in? Still feeling left in the dark about it, especially now with rental units being filled...

It kind of reminds me of Abercrombie & Fitch from the 80's before they changed their brand entirely. (based on the pics I've seen posted on instagram)

A&F was originally a Polo-ish dark wood and forest green "Gentlemen's Club" type of store - polo shirts, hunting style attire, billiards, etc.
In Canada, Woodward's licensed the rights to it and had one at the east end of the 2nd Oakridge galleria.
They were famous for their leather rhinoceroses.

The last response i got from shape about 2 weeks ago was that it is the Land Title Office holding everything up. I wonder if it.s one resentful prick or a group of them.

what does that mean? City of Burnaby has issued the occupancy permit and Shape is only waiting for the strata plan registration from the land title's office?

Yes, shape is waiting for the final strata plan to be
approved by the title holding office. This has been
dragging on since mid Oct. The estimation I got at that
time was that this would probably be resolved end of Oct or early Nov. And here we are, end of Nov, what a surprise. To those who kept bitching about us owners
"whining about our completion date", please fuck right off.

Renters and owners couldn't be moved in at the same time because the OP couldn't be issued at the same time. It had to come in phases because it is a big building/project. The renters permit and title could be transferred by one title, owners on the other hand has to be done separately. I believe the owners will get our completion date this week though. Fingers crossed

Rental only has a simple walk through from owner rep. So overall finish is lower.

Units with pre sale contract have anther whole level of quality and also individual owner walk through. Could also have different vendors so different schedule.

Rental units always take priority

Any idea whether it’s Shape that dropped the ball on this one or that the land title office is being difficult?

I thought T1 owners walk through completed long time ago. Some did walk through in July, and basically only the top half of the tower.

Thanks for your insight into this.

I could be wrong but I thought the official occupancy permit is given upon Approval of the final strata plan. Right now they only have verbal occupancy permit so that the renters can move in. Also, what about other developments? The time lag between walkthroughs and completion is usually not this long. Is it because of the size and scope of the project?

Its because municipalities are completely overwhelmed by the building going on.

Simple tenant improvement permits are taking 3-4 months. These used to be 4 weeks max, and more often than not less.

I have no idea or do I care when move-ins happen

Just tired of this forum being taken over I wish the mods would do something this is not a forum for buyers of real estate.

Most likely he will be back to complain on how long it takes shape to react to non emergency defects in his unit. Oh and the grain pattern on his floor does not look like the showroom and the bathroom is 2 inches narrower than the show suite

This is not the place to ask the question that keeps getting asked here. If Shape isn't providing the answer you purchasers want that's not the forums problem go deal with Shape or start a class action lawsuit for pissed off buyers.
