A fistful of significant projects headed for approval (a busy day for UT forum info wizard Northern Light).

310 Front West | 235.5m | 69s | H&R REIT | Hariri Pontarini l recommended for Approval

This little brother to London’s Shard :-) is now recommended for approval after a 4 storey haircut. Now 220 metres and 65 storeys (down from 235.5m and 69s).

The good news: a reduction in floor-plate size from 798 sq metres to 744 sq metres will help this HPA design still soar. The so called revised renderings attached to the approval report look identical to the slightly taller proposed version (the graphic designer was on holiday I guess).

UT

UT

UT

510 Yonge | 196.9m | 59s | KingSett Capital | BDP Quadrangle l recommended for Approval

This one was approved at the Ontario Land Tribunal last year after the proponent bowed to city planning pressure to change an beautiful, angled tower to align with the north-south Yonge street grid. Stupid.

On the bright side, nearly 200 metres of orange/terracotta (presumably pre-cast brick) will provide some welcome relief to the bland colour palette of towers between Carlton and Wellesley (and compliments the terracotta details of Teahouse Condos across the street).

Now subject of a city demolition report for the site so it looks like it is moving forward.

UT

UT

The handsome BDPQ design with its original proposed tower alignment (that was nixed).

UT

145 St George | 95.64m | 28s | Tenblock | a—A l recommended for Approval

This one is now recommended for approval and demolition report for the site has also been filed. The project has a lot going for it: developer TENBLOCK, amazing cycling facilities (almost no parking), affordable housing… and some colour! ;-)

UT

UT

Terracotta screens are a nice touch.

.dwg

88 Isabella | 203.35m | 62s | Capital Developments | Diamond Schmitt l recommended for Approval

This very tall (for Isabella Street) condo and market rate rental building is now recommended for approval, along with filing a demoliton report for the site.

UT

Church and Wellesley | 101.78m | 31s | ONE Properties | S9 l recommended for Approval

This affordable rental, retail and public space/park project is now recommended for approval.

UT

UT

550 Adelaide East | 98.25m | 29s | 5050075 Ontario Limited | Giannone Petricone l recommended for Approval

A condo and retail project that is now recommended for approval.

UT

UT

Liberty Yard | ?m | 36s | First Capital | BDP Quadrangle l recommended for Approval

Now recommended for approval, this great BDPQ design (and public realm) in Liberty Village actually grew a bit from 29, 33 and 34 storeys to 32, 33 and 36 storeys.

UT

UT

UT

They mixed in some white brick on the top 3 levels of the podium (otherwise the same as the previous rendering below).

UT

East Pointe Condominiums | 39.93m | 11s | Mutual | Kohn l u/c

Another nice mid-rise on Kingston Road* now under construction, this one on the eastern edge of the city near Morningside.

UT

enter username

UT

*Kinda astonishing what's happening on Kingston Rd:  using a quick count from UT Maps there are more than 70 built, under construction and proposed mid-rises on Kingston Road from Woodbine Avenue nearly to the eastern edge of the city (just east of Meadowvale Road).

And many of them are even good ;-).

I can think of a couple of waterfront sites east of Yonge where this type of stepped podium + tower would be a vast improvement over what is planned (yes architectsAlliance... talkin' to you).

1728 Bloor West | 67.6m | 19s | Fairway | Gabriel Fain Architects l pre-construction

Still much debate about this rather handsome mixed-use development that is only 100 metres from Keele Station on the Bloor subway replacing a surface parking lot and a Tim Horton’s. But this is High Park afterall, so neighbours and the local councillor want the soaring ;-) 19 storey tower chopped. Give me a break.

CIBC SQUARE | 241.39m | 50s | Hines | WilkinsonEyre l u/c

With the hard work below grade and the cantilever steel complete, the steel should start rise more quickly.

Because the tower footprint is angled away from the street grid (and from Phase 1), we’ll one day see some very different ‘magic hour’ curtain-wall diamond magic from its sibling across the rail corridor (can’t wait ;-).

NEWS on "The One" height increase:

Looks like Sam Mizrahi and the City will settle on a 6 storey increase instead of 9 storeys (shadow on park issues).

So the deal would see ‘The One’ at 91 storeys and 328.4 metres to the architectural top of the tower. Still a nice height addition… will be interested in seeing what the architects do with it.
