They need to excavate the underground real estate to build the parking garage and loading facilities. There's no way they can preserve the facade in place over an active excavation, it has to come down.

These facadectomies have mixed results, though.

Heritage and Legacy...
Platt Luggage Building (McCormick Place)...

Azusa Building (Wilson Yards)...

Are they still planning on developing the lot in front of the American Furniture Mart?

Honestly I think it's the perfect spot for a park with a perfect view of the building.

yea, wilson yards is a joke. they also preserved only a fraction of the terra cotta judging by streetview. hopefully that wont be the case here.

I thought all along the plan was to reconstruct the facade over a new building for the terra-cotta structures. It's one of those things where you read it somewhere official but forget where that item is. But the renderings show a new monolith to the north clad in the original facade.

In this case I don't understand the desire for preservation. Sure terra cota is nice, but that corner screams out for something tall to hold it. Once the building is gone, the history is lost. Best to get new high density there than slap the tiles on some new two story nothing. I'd rather see something worthy of being a new landmark.

Well considering that just spent how many years negotiating for approval of what we've got now, I don't see them pushing for anything taller on the corner. It is what it is.

Yeah but that building across the street with the Chase bank is hands down 1 of the ugliest around....i really hate that one for some reason.

MILA (200 N Michigan)

Another goofy-named apartment tower, but this one is stunning. Sure it might be a bit undersized, but no matter - this is one very well-designed addition to Michigan Ave. The base of the building I think is fantastic - if anyone else has seen the lighting scheme at night, I for one think it turned out great.........in short, another home run for bKL - wonderful design and sharp execution.....

^ I agree. It really should've been around 700 feet tall but it's still a really nice tower.

625 W. Adams Econobox

So Chicagoarchitecture.org is reporting lot demo/site prep has commenced.

Half-decent filler, maybe just barely.

Really wish this was 645 W. Madison (Hines/bKL) that was going ahead spec instead of this one - at least in terms of West Loop office econoboxes (remember the late 90s-mid naughts, when this was Fifield's specialty.....they really had that market cornered)..... Maybe 645 will go this cycle as well (spec or w anchor-in-hand)?.....

CMH Site

Drawings are out to bid. Here's the description. Did anyone know there would be 70,000 SF of office?

"The Lincoln Common is a new mixed-use development at the old Children's Memorial Hospital Site.

The project consists of two 20 story residential apartment towers, underground loading docks and basements, 100,000 sf of retail areas, 70,000 sf new office building and a renovated 850 car parking structure. There will also be extensive landscaping, hardscape and site work."

That's t first I'm hearing of office for CMH. I don't believe anything beyond retail commercial was ever mentioned during the approval process...

The PD allows them to do pretty much any mix of residential and commercial they want, apart from nuisance businesses. They are limited on FAR and overall density but not the exact mix and distribution of uses.

I believe the new building at 2358 N Lincoln (between the parking garage and the White Elephant) is where the office space will be. It looks like a boutique office building, with very tall ceilings and a rooftop deck...

Gotcha, thanks. In some of the earlier renderings I think that building may have been shown as a health club.
