What you see from the highway is the Royale Irving tissue factory. The headquarters is actually on the corner of Dieppe Blvd. & Champlain St.

Maritime Cities really need to be more on top of those empty lots in general, and start figuring out some "Use it or Lose (value on) it" policies to make it less economical to leave land undeveloped. (And/or skirt around rules by putting a gate and a gravel parking lot on it)

That would be called a land value tax, a key tenant of georgism.

I'm not sure who would have the say over the Irving lot, but I think there was an Irving gas station there many years ago. Maybe Irving Oil?

From what I can see by driving by their Riverview project, the first building appears to be pretty much finished. They might even be able to start renting Oct. 1st.

If so, I don't know if it would have any bearing on the Infinity project or not. Something tells me that the spring would be the earliest that we'd see anything happen at the Infinity site, and that's probably optimistic.

It’s hard to say, but the originally cbc article says they were approved for a 6-30 story building. Which means they wouldn’t need to go back to council for any height amendments unless they were trying to go less than 6 or more than 30. Maybe they are deciding to go with two towers at slightly smaller heights than 30? We will find out Monday.

I have concerns of it being a downsizing of plans. It could also very well be a complete change all together, like a couple/few smaller in height buildings instead of a tall 30-storey tower. Like mentioned, we'll find out on Monday.

At least ICON is actively working on their plans, which is positive. With the 3 Sisters at 95% full, maybe they do want to go with two towers. That would be great (2x18) but somehow I doubt that. Like you said, we'll see Monday.

I highly doubt they will go with less than 30 storeys on this one. They got a lot of hype going with that nice, round "three-zero" number, and anything less is not going to help investor confidence.

Infinity should be considered a project of regional and provincial interest. I'm all for government loaning funds to developers with gracious terms and repayment schedules to help big projects like this one, and others, get across the finish line.

I'm even for the provincial government partially funding or granting lengthy tax holidays to some ambitious private developments that are entirely composed of affordable and deeply affordable housing.

Seeing this project completed to the full and much hyped 30 storey height should be considered imperative for both Moncton and the province of New Brunswick. It's important to show property developers across the nation and across the world that New Brunswick is moving forward and moving on up, literally.

If there's any discussion on lowering the proposed 30 storey height... we should organize a SSP, YIMBY protest.

Street

Hard to know what this is about.

As previously mentioned, I do not believe they need any amendments to go lower than 30 storeys. Their current approval is for a building between 6-30 storeys in height.

Maybe it is only a minor housekeeping issue, but, it could be because of a radical change in the plan requiring city council approval - a second tower as previously mentioned, or, a larger retail podium.

Anything less than six storeys would be unthinkable.

We will just have to hold our breath until next Monday. I personally will retain my optimism until then.

Hopefully it's just a minor tweak of somekind. Although, given the reduced immigration, massive cuts to student visas and the deepening economic uncertainty courtesy of all branches of the US government losing their collective minds who knows.

Economic uncertainty is never conducive to business embarking on long term, multi million dollar projects.

I think the reduction of immigration isn’t playing a huge factor. Just look at how fast most units are filling. The city is playing catch up, still very far off the needed number of units to reach a good vacancy rate.

You're right. Looking at the CMHC vacancy rates for Moncton they're very low, although we've recently made a small improvement. I'm sure the major developers like Lafford and ICON are very attentive to the market.
