The commercial triangle on 125th and Broadway that used to house the old Floridita diner was demolished a couple of years back to make way for the Columbia Manhattanville campus but nothing has happened since then until recently. We noticed diggers and foundation work starting up in the past week or so and new signage up on the plywood now reveals some dramatic architecture. A first look of the new building can be found after the jump.

Previous renderings of the $7 billion campus have all been uninspiring glass cubes which reflect the architecture of the building that first arrived but this new 3-story corner piece has some strong sculptural merit. There is a lot more that has to happen on 17-acre site but if the future plans reinvent the neighborhood in a more modern fashion such as this new addition, then maybe uptowners will finally have some innovative architecture to be proud of. A completion date of 2018 has been posted on the announcement and thus the final outcome will take some time to finish up for review.

The Congregation Shearith Israel is about to start evacuation work on its long-delayed nine-story community and condominium project next door to its synagogue at 8 West 70th Street.

The project, first proposed in 1983, has gone through many iterations, the Wall Street Journal reported. The synagogue’s original plan was for a 42-story apartment tower. The tower was chopped down to 14 stories in 2002 and then to its current nine stories in 2006.

Now, the planned building will have five condos, including a penthouse, and some units will have views toward Central Park, according to the Journal. It will also house three levels of classrooms, a catering hall and a wheelchair-accessible entrance for the synagogue.


There is a rub, however: ongoing community opposition. Neighbors say the 106-foot tall building will block light and views and Landmark West!, a preservation group, is concerned about precedent the zoning exemption the synagogue was granted in 2008 by the Board of Standards and Appeals, the Journal reported. The ruling allows the synagogue to build taller than the 75-foot height limit at the site.

Also pending is a Department of Buildings’ “notice to revoke” issued last fall, which threatens to withdraw permits for the project, the Journal reported.

You’ll recall that SoHo-based DRK Chrystie LLC acquired the two-story property a couple years ago for $8.4 million. Flashy ODA-Architecture was later tapped to design the ten-story replacement building. Plans for the luxury building were heretofore stuck in bureaucratic purgatory for two years, even as the demolition permits were approved and subsequently issued (December 2014 and January 2016, respectively).

The “disapproved” status no longer applies, though. Department of Buildings approved and issued permits to the applicant back in November. Much like its sister property at 100 Norfolk Street, it’s another boxy stack of glass (without the cantilever). It’ll boast nine full-floor dwellings (presumably condos) including a first-floor duplex across 17,188 square-feet of residential area.

New York City neighborhoods are shaped by a strange patchwork of zoning designed for ideal properties in convenient locations. But thousands of lots don’t fit into a perfect, rectangular mold. They’re irregularly shaped, up against the railroad tracks, in a flood zone, or cross between two different zoning districts. That last situation is what brought an Astoria developer to the City Planning Commission on Monday.

Great Neck-based owner George Elliott hopes to build a five-story apartment building at 30-70 38th Street, between 30th and 31st avenues. But his development site is split between two zoning districts, each of which has a different height limit. He wants his whole site rezoned under higher-density of the two, R6B, which allows a fifty foot height limit. The lower-density zoning is suburban-style, where new buildings can only reach up to 33 feet tall and need to have plenty of parking.

If the city approves the rezoning, the developer will build a five-story, 26-unit building. They’d be spread across 27,450 square feet of residential space, and the average unit would measure 1,055 square feet. The development would also have a 13-car garage in the cellar.

Condominium developer Cape Advisors is finally moving on plans for the Tribeca assemblage it acquired for $50 million last year, filing permit applications Wednesday with the Department of Buildings that call for an eight-story mixed-use residential building on the site.

The 55,000-square-foot building at 75 West Broadway will hold 21 apartments across more than 45,400 square feet of residential space, with an additional, nearly 9,700 square feet of ground-floor retail.

Amenities at the building, previously reported to hold luxury condos, will include bicycle storage space, a fitness room and a common terrace area for residents, according to the filing.

There will be three apartments on the second floor – two of which will come with private terraces – and four units on each of the third through fifth floors. The sixth floor will hold two units, each also coming with private terraces, while there will be another two apartments on the seventh floor.
The eighth floor of the project will also house two apartments, one of which will come with a private terrace on the building’s rooftop.


Soho-based Cape Advisors picked up the six-parcel development site on West Broadway, between Warren and Murray streets, for $1,000 per square foot last year.

The hefty purchase price means the developer reportedly will have to sell apartments at 75 West Broadway for north of $3,000 per square foot to make a profit – potentially a challenge in what many consider to be a softening luxury condo market in Manhattan.

The site is located only a block away from another Cape Advisors condo development: a 12-story, 23-unit project known as 30 Warren. The firm, led by Curtis Bashaw and Craig Wood, is seeking a total sellout of nearly $100 million at that building.

Neither Cape Advisors nor BKSK Architects, 75 West Broadway’s architect of record, returned requests for comment.

Within Downtown Brooklyn‘s detached island of urbanity between the Manhattan Bridge on-ramp and the Brooklyn-Queens Expressway, local architecture firm StudiosC has designed a modestly scaled, ground-up condominium at the corner of Bridge and Nassau Streets. Re-approved plans filed by the architect of record Karl Fischer detail an eight-story building with 12,000 square feet of gross floor area.

StudiosC’s project page says the building is envisioned as a statement to express its verticality and connect to its surrounding context seamlessly. It will present a modern facade of grey brick, light colored mortar joints, protruding corner windows, and two lines of juliet balconies. Inside will be nine condos crafted with a simple concept of what a luxury apartment can be. Homes will boast open layouts, large windows, wood floors, and windowed bathrooms with marble finishes. Construction of 187 Bridge is well underway with two stories remaining to frame out. Occupancy is slated for late 2016.
