Projects are starting to appear on City Clerk. Here are some ones I found interesting:

Interesting. I believe this is the same building, proposed as loft office space.

If I owned it I would just sit back and wait for Lincoln Yards to fill in. Or sell out to Sterling.

I can forgive the city a bit with regards to Dearborn Park, since that was built during a time when the city wasn't doing all that well, and any development was better than zero development.

It was built during a huge real estate boom cycle in the city, and I'm sure it would have been very easy for the planning department to demand that Delano Ct be a through street that connected to the grid (routing north to Financial Pl, and connecting to Wells at 9th St), instead of a dead end that is only accessible by the traffic clusterf*ck that is Roosevelt Rd. They also should have forced them to do something better with the Wells St facade, instead of building a quarter mile blank wall with only a garage entrance to break up the monotony.

That said, the errors with Roosevelt Collection still pale in comparison to Dearborn Park. The sooner that is dealt with the better.

When they proposed offices, it was still in the PMD.
Now that it is out they can get it zoned out of M and use it for housing.

^ Love it! Looks very sleek and modern, and it engages the corner well. Hopefully we get more buildings like this in River North... but just a tad bit taller

2 story office building at 1907-09 S Blue Island in Pilsen has an application to convert to 12 residential units with ground floor commercial space. 0 parking spaces and 3 of the units will be gov't subsidized

This Skyriver development company is busy again. Application submitted for the crappy looking site at 3182-3200 S Archer (https://www.google.com/maps/place/31...7!4d-87.668375) to convert it to 2 new 4 story buildings with 24 units each and ground floor commercial. 48 total units with 54 parking spaces. This is somewhat near the Ashland Orange Line stop.

Hell, I’d guess the only reason Dallas ranks ahead of Chicago in CBD construction is that most of the action in Chicago is in areas (the West Loop, South Loop, etc) that aren’t considered CBD. There’s less CBD construction because Chicago’s traditional CBD is pretty close to built out.
That is really the point. There is a legal distinction which accounts for the Chicago CBD boundaries which has no direction correlation to that of other cities (I don't know whether there is a reason to alter it). Same goes for the lines drawing "downtowns" or "financial districts" which have no connection to each other. So, to be more meaningful these city comparisons need a more scientific approach.

Hey, sprinkle it around, I say. We can’t just have everything on the north side.

I wonder if these are Chinese developers?

Yes, they are Chinese. I believe they're behind that commercial plaza going up in Chinatown on Archer. I've seen them pop up at least 5 other times for upcoming sizable developments in Bridgeport, McKinley Park, and Brighton Park.

I think the planned pedestrian bridges over the river from the near north side will help that a bit, right now its a bit of a chore to get there unless you're already at the N/S parallel streets like Madison/randolph

Can the city eminent domain this property and turn it into a park (after remediation)? It seems like those organizations who love lakeside parks would be interested. South Works (440 acres) is about the same size as Jackson Park (500 acres).

Not sure, but where does the money for the remediation come from? Is US Steel on the hook for that?
