At Harrison, maybe a direct stair route and a switchback path for bicyclists and wheelchairs. But not totally switchbacks...the OSP is a poor skybridge if you're just trying to get through. And some covered pavilion area for views during sun/rain.

Taiwanese firm grabs fourth site in downtown Seattle

Early documents filed with the city of Seattle show Chainqui may build a 12-story tower with 110 residential units and retail at the base of the structure on the Third Avenue site.

Plans Revealed for 43-story Residential Tower

Mack Urban has unveiled its design proposal for a 43-story, 430-unit residential apartment tower located at 1001 John Street in South Lake Union. The tower will include 2800 square feet of retail along Terry Avenue North and 300 underground parking stalls.

With a 53’ foot drop between John Street and Terry Avenue North, the site has been identified in city planning documents as one of several locations that would benefit from a public hill climb assist. “What many would see as a challenge we saw as an opportunity,” said Paul Keller, founding principal and CEO of Mack Urban. “The topography enables us to design a tower with a strong public connection and view point amenity.”

Currently there is no pedestrian connection between upper John Street and lower Terry Avenue N. Vacated in 1955, the land remains private property and is occupied by a five-story concrete warehouse. Mack Urban is proposing to site the new tower on the Southeast corner of the 18,570 square foot lot in order to voluntarily provide a public hill climb and view point plaza with territorial views of the Space Needle and Lake Union. The public plaza will be designed to connect with John Street and the Seattle Times park. The hill climb will also include a public elevator located to the north of the new residential tower.

The height would be awesome. But I'm just as impressed that it would be 1,200 housing units on 2/3 of an acre. Plus a hotel and a fair amount of office space and retail. That's about as intensively as you can use a site.

Hopefully it will be a stunner. 888 2nd had the potential to be a Gensler masterpiece. Eh, shame what happened to that proposal.

Mhays, do you see the height being an issue with the various height caps downtown? 101 stories is essentially a super tall. I'm just a little cautious given the reduction of 888 2nd.

They haven't commented on height, and I'm not an expert in such things. But apartments are usually around 10' per level, and they talk about offices and retail which tend to average about 13', and they must have some sort of mechanical/elevator/architecture on top, so those might be indications.

It is my understanding that there is no limit on height at this location.

I don't see how this tower can be taller than the Columbia Center. Remember, the Columbia Center was to be a supertall (about 1005'), but the FAA forced it to be limited to its current height (967' - not the 933' usually stated).

The FAA cares about the height "Above Sea Level", so this being lower on the hill, theoretically it can be taller than Columbia Center

They're currently negotiating with the FAA on that per an email chain posted to the City's DPD site. And rules and intepretations can change since 1981 or whenever the Columbia Center's concept was approved. Also, some of the FAA stuff isn't so much rules (so I've heard) but more about the cost of insurance etc.

Good news. The current Design documents indicate a height of 1,111 ft. Although with sea level, it looks like its closer to 1250' or so ALS. So it will have a striking impact on the skyline. The ESB of the West in terms of height.

Interesting to hear these height guidelines are in relation to sea level... learn something new every day. The little child inside of me is saying they should just approve it because it would grab such a great record, and be a pinnacle addition to the Seattle Skyline.
