What I meant is not really that HSC is going to consciously make a move to grow to the east, nor that it will happen overnight (although, contrary to your abrasive sense of absolute certainty, it is not impossible unless you're privy to information no one else has). Rather, my point is that due to the proximity between what could be considered downtown/west exchange and HSC, its perfectly possible and even reasonable to project that both built up areas could easily start to bleed into one another, especially if the residential component of downtown really takes off.

^ No one is saying that it won't ever happen, but there is clearly little momentum in that direction. Other than a few smaller HSC-related buildings lining the east side of Sherbrook, there really isn't much of a spillover. Sherbrook is a pretty firm barrier. I suppose eventually once the low hanging fruit to the west is exhausted the day may come when HSC itself will spill over Sherbrook, but I can't see that happening for decades at the current rate things are going.

^^^ It is the Acute Care project - I believe 3rd and 4th floors. It was delayed due to Covid. They needed the space for the shuffling of non critical patients to make increased ICU space.

Don't think this was posted yet -Ray Wan designed tower for corner of Tuxedo and Corydon, replacing the Shell gas station. It has 3 CRUs on the main level.

^ That's a real surprise to me. The general area is obviously very marketable and desirable and there aren't too many place saround there that you could get away with building something higher than about 4 floors without setting off a huge NIMBY reaction.

But that said, it's an interesting choice given the fact that it will take up space occupied by one of the few gas stations in the area (and the remed costs that go along with it), and it basically puts the tower kind of in the middle of a shopping centre parking lot. As for the design, it looks kind of like a standard Ray Wan. Decent, inoffensive. Good infill for the area.

The height does match the other three towers just north of the Tuxedo Mall, but the location right on the corner is less desirable than the set back the other towers enjoy (they have some nice lawns and treed areas). It's a very convenient location thought with the services available at that mall. You can walk to pick up anything you need almost. I did enjoy my 2 years in one of those 3 existing towers (and would have had a prime construction cam location).

always thought with the other towers around there, that high-density node should be left to densify even more. that's why i was so surprised the building that went up to the north on tuxedo recently was so squat and short.. wasted opportunity. i'd love to see this take place in a few other areas like Dakota @ St. Mary's, along Leila or Grant by the mall.

Isn't that shell still open there?

Not that I care if they bulldoze it - but this might be the first time I can recall where a gas station site is redeveloped before it sits as a weedy field for 10 years.

Yes, the Shell is still open. The zoning request notes that it will be closed and remediated as part of the project.

The Safeway renovation should be done before the tower gets going, otherwise, that parking lot would be a nightmare. It's already tight for spots during the busy times. They will loose a few parking spots to the tower though.

That looks fantastic, great for that location. Would be awesome if down the road they put another commercial building right up to the sidewalk between it and Safeway to fully "enclose" the mall and create a nice street edge. More please.

Also, do we think Ray will get his fin on this one now that Winnipeg's first fin came through at 300 Main?!

Yeah, I found that unusual... I would imagine that the station must be a profitable business given that it's the only one in the immediate area. I'm surprised that it's going to be redeveloped that quickly.

Man, that's three gas station sites we've heard redevelopment plans for within the last couple of weeks... the old Esso on South Osborne, the old Shell on Notre Dame, now this one. Not bad.

Curious what the profitability of owning a gas station is like since the pandemic. Less driving is less gas, less car washes, and probably most impact – less convenience shopping. Probably hits even harder in a well off area where most people have office jobs that have likely been on WFH for a year, and will continue for a while.

^ I would expect an established location like that Shell would be able to weather the drop in business through the pandemic without much issue.

That shell closing does leave a large gap in this type of service in the area. Even with a slow decline in ICE vehicles, this type of operation will remain necessary for the foreseeable future.

There is a new Shell in the Kapyong Barracks development in a few years, maybe this closure is related.

Esquire what is the Shell project on Notre Dame you are referring to?

I believe it was the parking lot that was formerly a Shell at Notre Dame and Tecumseh.
