It's not the greatest, but it's better than some of the grey-on-grey projects that have gone up recently lol.

I'm assuming it's just a placeholder and they will put an actual image of Winnipeg soon.

I sent an message to the email provided on the website. Interested to find out who the developer is.

Maybe the current owner is trying to get all the variances for an apartment building approved so they can sell the lot for a higher price.

Oh interesting, I've heard of A2A Homes before. They're mostly a small-scale infill developer that build new houses/duplexes on residential streets. Looks like they're starting to branch out into larger developments. Their website lists 135 Roslyn Rd as their company address, so it seems that their current office is located in the house there. Most of their previous builds look pretty cheap, so I wouldn't expect an architectural marvel for the new building at 135 Roslyn Rd. I guess you could call them an up-and-coming Paragon Developments.

Anyways, it seems that this is a serious development proposal from a local developer. I don't see any reasons not to support it. 28 residential units on that site is much better than the 0 units that are there right now.

If the beige parts in the render end up being stone or brick, this could actually be quite nice.

However, in the top right unit on the floor plan, they put the shower in the wrong bathroom... A bit odd to have a 2BR 1.5BA but the only shower is in the master bath...

A2A Homes has been trying to develop the former North Kildonan municipal office lot at 1400 Henderson Highway for years.

They had the lot rezoned for a 59 unit mixed apartment/main floor office and restaurant development in March 2023 and I now see the lot up for sale for around 2.7 million as well as being an upcoming development on their web site.

Anyone know anything about potential commercial leasees at the Zu or Osborne Terraces? I hope those CRUs fill up.

CRUs seem to be the bane of Winnipeg's existence lol. Fingers crossed something cool gets put in there.

Main area doesn't seem to have been divided, still mostly an empty shell.

Online it is still showing as available in any configuration from 917sqft to the full 5,200sqft.

I know it's kinda lame as an individual restaurant but would 5200sq ft be big enough for something like Joey's or Earl's? They'd definitely be good for foot traffic to the area and I doubt anyone but corporate will be able to afford rent in the Zu.

I mean jeez guys. Not saying everything needs to be an architectural masterpiece but on a really fundamental level this is terrible, clumsy design. Is the bar really so low? It would get absolutely shredded in a first year design review for good reason.

It looks like a faux heritage design meant to fit into a neighbourhood in New York or Chicago with dozens of 6-10 story red brick apartment buildings. Not sure it fits between the ‘London Tower’ and a Shell station in OV.
