Orchid is one of the ugliest things going up! Hopefully it will look better when it's finished, though doubtful

Yeah that looks fine but looks nothing like what's getting built as far as window/spandrel and I'm guessing the top two floors will be all spandrel.

There are several upcoming large developments going through the pre-application phase in Coquitlam that I meant to post a couple weeks back. I've been busy so I haven't had a chance to do it until now so I apologize.

Polygon is proposing three towers and a lowrise at 135 Balmoral Drive. Heights are 35-, 31-, 31-, and 6-storeys. This is the site of a former elementary school on the border with Port Moody. Remember that Port Moody is planning TOD from their border up to Inlet Centre Station. The site is outlined in red below:


Polygon is planning three more towers at 2800 Barnet Highway, sandwiched between Translink's two Park & Ride locations at Coquitlam Central Station. No building heights yet.

Marcon is proposing four towers in the first development planned across Lougheed from Coquitlam Central Station. The address is 2968 Christmas Way and one of the towers will be rentals. Again, no building heights yet.

The two sites are outlined in red below:


Onni and Polygon are apparently teaming up for four towers at 1175 Pinetree Way. Building heights are 46-, 40-, 36-, and 20-storeys. The shortest tower would be rentals. I'm not sure which site is theirs, but it should be one of the two below:


Finally, there are four towers of 46-storeys to 47-storeys proposed at 439 North Road. The architect is Chris Dikeakos, but no developer is listed. The last time this happened was for the site directly to the east, which ended up being Cressey's Hensley project. So it's possible that this will be another Cressey development. The site is outlined in red below:

Since you are closer to COL, have you notice any activity in their
Presentation center? Any sign they preparing for sale of Tower 2 ...I wonder.

Retail info and render of project - includes an office tower!!!
The retail floorplan shown seems to omit the grocery store at the north end of the site.
The plan shown doesn't properly interface with the new east-west road to the north
and the retail areas shown are missing 15,526 sq ft (from the 44,000 sq ft total)

the Safeway on Austin in Coquitlam is now closed and fenced off. The pharmacy has moved into a temporary location across the street, it will presumably move back in when the new safeway is built. I have not heard of anything or seen any renderings, but there was something years ago and they want to add density to the area to revitalize "austin heights" with a mulitlevel space, i imagine a tower will be involved now.

5 or 6 years years ago, they got a new store approved which was still single-level, but with underground parking and some CRUs. No residential involved. Not sure if they've applied for anything more recently.

fremont village in poco is getting some residential getting built now. I can\t imagine wanting to live in the middle of an ugly shopping centre.

yea i remember that plan, it would add some retail space along the back street.

There is this image that shows what Coquitlam envisions Austin Heights to become.



I found this from August 2017.
