Do you have any more info on that project or a link to it somewhere? Sorry if it's already on the site.

An $18MM, six-story Element by Westin hotel (10728 Burnet Rd.). Should be complete by December 2018.

Another hotel of note: the $11.25MM, four-story Aloft Austin Airport should begin construction soon - with a delivery date of October 2018.

Scaffolding has come down from the CVS building on Congress and Fifth. If you squint you can see the nod to its original construction. Otherwise it looks like most of the work was just to make it structurally sound.

Nice enough paint job, though.

There are 4 story alofts?? I thought the minimum was always 6 or 8 floors.

This Community Impact article does a good job of summing up current and future Rainey St projects. It's about the traffic study that Sutton agreed to pay for in exchange for the city removing the restrictive covenant on the Town Lake Villas site. It gave a time line for Sutton's 3.5 million sq. ft. of Rainey St area projects: 3 to 6 years.

https://communityimpact.com/austin/c...tion-measures/

The article included a shot of 70 Rainey.

Here's a list sites owned by developers that haven't had projects announced yet.

Here's a drive by shot. Not the best photo but I caught the green light at Congress so I couldn't get a closer shot. It's an improvement over what it looked like before but nothing too exciting.

Edited to add a slightly better drive by photo.

Received a notice last week regarding the corner lot, 915 W 22nd. Plans are to build a 27-bed co-op building. Avon on West 22nd site has remained inactive since demo.

I'm losing track of which West Campus project is which. The one called Villas on Nueces between 22nd & 23rd streets will be 7-stories with 4 underground parking levels.

Real or photshopped?

Hi all,

I've been a long time regular reader of the forum, but don't post much. I appreciate all of the info, knowledge, and pictures you all have shared over the years!

I thought you all would be the perfect sources to confirm or refute if the following pic (the 2017 one) is real or has been photoshopped. I have a friend who is debating that Austin is really that dense. I recognize that it's a different angle/perspective, but I don't believe it's been photoshopped.

Her point was that if 360 and Frost Bank switched places between the two pictures, the perspective view of 360 would look different (not "straight on" as in both pictures). My thoughts are if there are pictures from a similar vantage point with 360 and Frost that it would show that you can get relative perspectives and still look "straight on" to the naked eye.

Any help would be much appreciated!

It's real. The top version is from Zilker Park looking towards the NE, the bottom is viewed from either the pedestrian bridge or Mopac bridge looking almost directly to the East. Austin really does look that dense when viewed from the West towards the East.

That's why the Frost seems to switch places: slightly different vantage points.

They are from left to right:

One American Center - 1984
300 West Sixth - 2002
Austin City Lofts - 2004
Chase Bank Tower - 1974
IBC Bank Plaza - 2014
The Monarch - 2008
The Bowie - 2014
UT System Administration Headquarters - 2017
The Plaza - 2002
Spring - 2009
Frost Bank Tower - 2004
360 Condominiums - 2008
The Independent - 2018 (Under construction in photo up to 200+ feet now)
Colorado Tower - 2015
Seaholm Residences - 2016
Gables Park Tower - 2014
W Austin Hotel & Residences - 2010
The Austonian - 2010
JW Marriott Hotel - 2014
500 West 2nd - 2017
One Congress Plaza - 1987
100 Congress - 1987
Northshore - 2015
Austin Central Public Library - 2017
Four Seasons Residences - 2010
San Jacinto Center - 1987
Radisson Plaza Hotel - 1965

Other notes, I didn't include the Fairmont in this list even though it's topped out. The spire will be completed later this summer and the spire will be visible in the second photo. You can actually already see part of it poking above the roof of Northshore to the right of its crane which is also poking above Northshore's roof.

Three other new buildings which are currently under construction will be visible in the second photo. They are from left to right: 5th & West - 2018, Third + Shoal - 2018 and Austin Proper - 2018. You can see the cranes for two of these in the second photo.

Yeah, the first photo is from the Zilker "great lawn".

I think the 2nd photo was taken from a house overlooking the city west of Mopac. The man who took the photo does work for real estate companies selling houses in West Austin. The view isn't from the Mopac Bridge since it's way too high for that to be since you can see the river so far down in the photo. It's not from the Zilker Clubhouse either because the Frost Bank Tower doesn't show up in that view anymore (Spring blocks it).

By the way, this is the link to the original photo. You can view it full-sized here for more detail.

Thanks Kevin & Jason! That was super helpful!

Your facts plus some other pictures from the Zilker Clubhouse (even with Frost somewhat obscured behind Spring) showing similar order of buildings from a nearby vantage point were enough to convince her that it wasn't photoshopped.

I knew you guys were my best source for this sort of debate! :-)

Here's a flyer for "9th & Nueces":

http://www.leadaustin.com/wp-content...pment-Site.pdf

It would be 120' (5-1 FAR) without a density bonus which is about the height of the rendering. With a density bonus it could be 200' (8-1 FAR).

Here's the location from Streetview:

There are a ton of permits for that address describing it as mixed use multi-family and separate permits for a parking garage that is part of the project.
