Architect ASD|SKY submitted plans this month for a four-story mixed-use building at 99 Krog Street, according to the Atlanta office of zoning and development. The 33,000-square-foot project will replace an existing warehouse.

The design is meant to reflect the form and style of the original Krog Street and Stoveworks buildings, which were redeveloped as adaptive reuse projects. Krog Street Market retains the distressed wood and steel beams of the former warehouses.

The planned expansion of Krog Street Market will feature street-level storefronts with a modern appearance, according to a project description filed with the city. A 196-space parking deck is also planned.

The U.S. Food and Drug Administration (FDA) is relocating its Atlanta operations to Fort McPherson, a former Army base in southwest Atlanta.

That opens up a potentially big redevelopment opportunity in Midtown.

It also boosts a massive plan to redevelop the remaining 145 acres of Fort Mac. Tyler Perry Studios already occupies a majority of the former Army base, and now the hope is to remake the remaining property into a mixed-use project for the surrounding community.

"The time is now for the redevelopment of Fort Mac," said Brian Hooker, executive director of the Fort Mac LRA, the state agency overseeing the rebirth of Fort Mac. "We really had to put together a strong bid to compel [the FDA] to be an early adopter in southwest Atlanta."

And that's one of the more active stretches of Peachtree in Midtown. It would great to have activity on both sides of the street.

It's nice to see some taller structures with a smaller footprint going up. It gives me hope for all the little parcels in between the Texas doughnuts

Agreed. Lots of parcels available for development in O4W and would love a diversification of housing stock. The new BeltLine Subarea 5 master plan has some general renderings of what could occur in the area that is pretty interesting. That said, there's a lot of land that isn't distinctly detailed in it.

They definitely need to figure out the drop off situation. Peachtree becomes a standstill in that area every morning because of the traffic entering the current patient drop off area. The volume is far to great for the design and space currently.

It’s similar to the Hilton on Courtland downtown. That needs a major redesign somehow as well. It becomes a bottleneck and daily traffic accident spot.

Don't think so, I think the one referenced in the article would replace the existing 4 story garage (with a raised bridge walkway) and probably also replace the building that is right at the NE corner of Linden and Peachtree; so caddy corner to the taller garage they're building at the SW corner of that same intersection.

You can see that the structure to the left of the patient drop-off is a parking deck. Active uses are required along Peachtree Street. I just hope they don't put the ground floor amenities mentioned in the article on Peachtree Street without having the entrance from the sidewalk and try to call that "active use".

Street access from West Peachtree, 200 feet from Marta, would make sense. Street access from Peachtree makes no sense. Keep in mind that every access point represents security overhead cost.
