This really sucks. The development itself was nice enough but the best part was the proposed upzoning for a mixed use midrise tower at the intersection of Lamar and Justin.

Project Connect needed to explicitly reach NLTC or Crestview at a minimum. You simply can't make multi-million dollar real estate bets on the hope that ATP/CapMetro will maybe find enough coins in the couch cushions to get there.

Maybe we'll see some multifamily there eventually. I would have to imagine that the storage unit itself is currently profitable, so maybe this is a just in case kind of move if the NLTC gets a rail stop. It's about a quarter mile walk to the station location.
So it turned out that the request for mixed use zoning was just so that the owner could add more storage units. The request was denied by the planning commission, a good decision IMO. We'll inevitably need denser storage facilities as the older ones get redeveloped, but they don't need to be transit-adjacent. Unfortunately we probably still won't see any non-storage use at this site in a decade+ anyway.

Two mid-rises with almost 1,400 units is pretty good.

Interesting. So the surrounding area would look like:

Proposed:
The 501 Phase 1 (mixed use): 755 units + 40k sq ft retail

The Hangar (mixed use): 440 units + 2.5k sq ft retail + small park

Plus the existing SFHs to the west, retail/county gov to the south and east.

Capmetro and these people have to be in contact, right? This area is a pretty good location for a new infill station. It's over a half mile (~3,600 ft) from Highland Station, so stop spacing is pretty good. Per their new 2023 service standards and guidelines, commuter rail spacing is on a case-by-case basis but the distance is consistent with their MetroRapid standards.
"Stop or station spacing is aligned with the type of service that is provided and the travel experience it aims to achieve. For example, MetroRapid is a high capacity bus service, and therefore has stations that are further apart between 2,650 to 4,000 feet or ½ to ¾ mile to provide a faster and more reliable service. Commuter rail is also a high capacity service, but has a more nuanced spacing standard which depends highly on surrounding land use and site availability and access. Commuter rail stop spacing should be placed as needed and prioritize fast and efficient service, while balancing access needs for commuters."

That's a game changer for that part of the Northcross complex. Really can't keep doing this enough with all the parking lots up and down Burnet.

You should drive that strip -- Burnet's changing A LOT. I'm not up on the day to day NIMBY skirmishes, but it's undeniable that they're losing lots of ground. Lots of construction up that way right now. More needed, of course, but it's moving at a good clip.

Mows the time to add VMU zoning to all the Burnet parcels that were left off the first time due to neighborhood pushback. And the entire section missing on Burnet north of Anderson. Instead of forcing developers into spot rezonings to add it and slowing down the process.

I'm probably just an old man yelling at clouds, but the intersection of Justin and Burnet, with the Mazda and VW dealerships, is the worst. So much valuable land just completely knocked out by what's essentially car storage.
