Proposed Merritt commercial hub submits development permit application


KAMLOOPS — The developers behind the Gateway 286 project on the outskirts of Merritt say they have submitted an application for a development permit, marking a milestone for the venture.

The development will arise at the intersection of Highways 5 and 97C, the site of the former tourist information centre. It is expected to include restaurants, convenience stores, a gas station, dog park and what is promised to be “western Canada’s largest electric vehicle charging station.”

The venture is a partnership between Troika Management, Spayum Holdings and PR Petroleum. It will incorporate “architecture inspired by local and Indigenous design, accessible public spaces fostering community interaction, energy management, water conservation and a lower environmental footprint,” according to a news release.

LYTTON to get new Museum and pool
The federal government is promising more than $25 million to help build a new "community hub" in the Village of Lytton years after much of the B.C. town was wiped out by fire.

A statement from the Ministry of Housing, Infrastructure and Communities says the new building is expected to include a community-sized pool and fire reservoir, a museum, a market space, multi-purpose rooms and accessible washrooms.

The $25.9 million in federal funding announced Wednesday is part of $77 million in support that was promised in 2022.

A devastating wildfire in June of 2021 destroyed 90 per cent of the structures in Lytton one day after the community of about 200 people hit a Canadian temperature record of 49.6 C.

The government statement says the new hub will be fire-resilient and built to net-zero emission standards.

Phase four of Grandview Heights underway, with 36 new lots coming to Merritt



After nearly three decades of planning, zoning changes, and infrastructure challenges, the Grandview Heights residential project is steadily taking shape in Merritt's hillside.

Developer Frank Rizzardo, president of Merritt Plateau Holdings and Nicola Lakeshore Estates, has been at the helm of the multi-phase project since the property was purchased in 1996. He says the road to development has been long and often complicated.

"When we purchased the property, we started a master plan for zoning,” Rizzardo explained. "We pre-zoned the properties as we thought was necessary at the time.”

The site, which includes a mix of single-family homes, apartments, and seniors' housing, is planned to eventually reach close to 500 lots across nine phases. Current work is focused on Phase Four, which has been reduced from 39 lots to 36.

One of the biggest hurdles, Rizzardo said, has been meeting water pressure requirements.

"We were the first in town to build our own reservoir and pump station,” he said. "It increased house pressure to 85 psi—enough to meet fire protection standards and provide residents with strong, consistent water flow.”

Building on a hillside has presented both advantages and challenges. The land is stable, composed of glacial till and granular material, which Rizzardo says is 'free draining and will last a lifetime.” The terrain also offers unimpeded views, with south-facing homes benefiting from ample natural light.

Airport - Terminal to double in size with a reno of entire building. Taxiway and apron have been expanded to park 3 q400s instead of just 1. And now "parking spot" can handle a 737.
Proposal for a 6 storey apartment. Will be new tallest
5 storey apartment now completed. New tallest and formerly was a 3 storey building
Art gallery bought building downtown to be near museum
Second ice sheet to be built at uptown Complex
First ever Wendys under construction
First ever Mr Mikes under construction
First ever BarBurrito under construction
New gas station probably a Canco or Centex just fenced in their site
New commercial retail building fenced up site. Looks like a pool n spa place
New commercial building going up beside airport. Possible Home Hardware store/lumber yard

A large master planned community in Vernon is being proposed. 18-acres of land, no renderings now but will be mixed-use. Kal Tire office sits in the middle of it so this may be a great live/work community for some. With the rail trail nearby and the grocery store/cinema right nearby, seems like a great area and use of density.
