Two years ago, dozens of letters flooded city council as supporters and opponents of a six floor rental application on Arbutus Street clashed over their community’s future. Yet on today’s agenda Item #1, a five floor rental building on the block directly to the north has barely drawn a peep. Perhaps some simply grew disillusioned, or maybe they feel comfortable knowing the passage of the Secured Rental Policy means they can transform their own homes in the same way.

Whether a comparable response greets Item #2 is far from certain, as last month a similar proposal next door angered one neighbour so much that they paid Chuck Brook to help ensure its rejection. To see one of Vancouver’s most well known development consultants use his talents, and connections to lobby against a five floor rental building left Hannah and I speechless. Unsurprisingly, his actions have spurred hundred of letters, though not in the way he hoped for.

Backlash Expectations

Item #1 – 3529-3589 Arbutus St and 2106 West 19th Ave – Very Low
Things seem to have calmed down in the two years since a taller building was approved across the road

Item #2 – 6065-6075 Collingwood Place – Low
A last minute concession from city staff should avert a repeat of last month’s outcry

The Block Watch Captain got a letter from the Fire Chief:

"Diane Fulton,

Thank you for bringing to our attention. We have updated requirements on addressing and access. We have asked the Rezoning department to have the civic addresses of the buildings re-assigned from Collingwood Place to Dunbar Street at the development permit and building permit stages.

Accordingly their principal entrances will need to be oriented to face Dunbar.
VFRS responds to an emergency by civic address, and therefore will respond to the buildings using Dunbar St. Collingwood may be used for firefighting access but is not a requirement of the Building By-law that it serves as a fire access route for the proposed multi-family buildings. "

I think Diane wanted the parkade ramp to be off Dunbar but I read this as firetrucks will access the apartment via Dunbar. Unless Council directs Staff to have the parkade ramp off Dunbar.

Excavation expected to start in 1 month. Sounds like they have a great prominent tenant for almost the whole building already, which is great news for that corner.

Not sure if it was a rumour or confirmed but you'll be happy to have them move in. It'll compliment the grocery store across the street.

Not 100% until it gets closer to completion. We've had tenants like banks switch fairly far along.

Construction at Three Sixty continues to progress throughout the fall, with excavation well underway.
Shoring is active across the site, with crane installation scheduled for January 2024.

That's across MacDonald from the condos under construction already? Kits Block I think?

Yup all three formerly vacant lots in that area are underway.

I have not heard anything yet about the lot next to 2966 West 4th, but would love to hear anything!

Excellent to see these 3 developments add hundreds of more units to 4th and Macdonald! Even better that most are rental.

With Kitsilano Block incorporating a grocery store, I have to wonder if there's a more grocery-rich part of the City. 4th and Vine has Safeway, Whole Foods and Apple Marlet. Just up Macdonald there's another Safeway.

Used to live in one the other buildings near these developments. Would go to the grocers along West Broadway rather than up the hill. It is absolutely one of the most grocery and transit rich areas in the entire Metro region, these developments could be much larger. Just my two cents.

Main Alley seems to be doing surprisingly well on pre-leases for that area. Why these guys have been sitting on this lot for so long is anybody's guess.

They had a lot of other projects on the go and as mentioned earlier they wanted more density.

The developer is still calling it Q4 I guess. It says breaking ground in 2024.
