And the podium looks slightly less depressing/banal, although it's difficult to tell too much from the elevations.

Wait a second they are going to demolish Peoria Packing?! I love that place, I would shop there all the time and get so much of my meats there.

I imagine they would move further into the West Side. There's plenty of cheap land once you get west of Damen or so.

Would be nice if we can get some design-savvy ssp peeps to publicly mock bkl's design at this meeting. They are richly deserving of ridicule at this type of forum for puking up something so incredibly bad. I still can't believe what I'm looking at.

So much of the proportionality is so jarring and unappealing. Like it's purposefully trying to be out of proportion. That's aside from the bizarre incongruous material choices.

The West Loop Design Guidelines also push for towers with east-west orientations. As proposed, this would be a big ugly north-south slab.

And the southern elevation of the podium is criminal.

It'll be on the June plan commission, pray that the design has changed

Quote:
A proposed planned development, submitted by 1300 Peoria LLC, for the property generally located at 1300 W. Lake Street. The applicant is proposing to rezone the subject property from M2-3 (Light Industry District) to DX-7 (Downtown Mixed-Use District), and then to a Residential-Business Planned Development. This will permit the construction of a 46-story, 537-foot-tall mixed-use building containing 593 dwelling units, ground-floor commercial space, 307 accessory parking spaces, and 593 bicycle parking spaces. A 4.5 FAR (Floor Area Ratio) bonus will be taken and the maximum overall FAR of the planned development will be 11.5.

Not that much...

-The project will have a roughly $250,000,000 budget.

It's not the prettiest thing in the world, but this is certainly an improvement. The design is a lot more cohesive. I think this counts as a win the design review process.

They removed the horizonal banding that was clashing with the vertical lines. I guess I'd call that a minor win. The Lake Street street frontage looks more porous and shittiest portion of the podium faces the train.

This looks like it belongs along I-90 in Schaumburg. Those gold fins are cringe.

I appreciate the height and density, but not much else however.

It's not terrible it's just not that exciting either. Still a 500+ for the West Loop which is cool. It'll hopefully be lost in that area soon enough.
